Gateway BP(2.3)-CS031001Dexas International, Ltd.
Dexas Int'l. Ltd. will construct a 167,000 sq. ft.
facility located at the northwest corner of Royal La.
and Creekview. Dexas will occupy the majority of
the building, but will lease a 40,000 sq. ft. area
fronting Royal Lane. The Planning Zoning
Commission will review the site plan and plat for
this item at the October 16, 2003 meeting.
Incentives Offered:
50% Waiver of Building Permit Fees only. This
does not pertain to MEP, Fire, etc.
The Eco. Dev. Committee approved the fee waiver
on March 5, 2003; however, City Council has not
yet approved the Eco. Dev. Agreement outlining
this incentive. Do not waive any fees until you
receive notice of Council action on this item.
No formal commitment to expedite permitting
was made; however, the City pledged to work
with Dexas to review plans in a timely manner.
-There have been discussions regarding
possible additional relief of roadway impact
fees from 75% to 100 as Dexas' fees have
risen beyond original estimates. Again, City
Council has not approved this incentive. You will
receive notice if Council formally approves this
incentive. Please check with me prior to roadway
impact fee collection.
Washington Mutual
While Washington Mutual's (WAMU) National
Operations Center is currently located at 500
Dividend Drive, extensive growth within the
company may require the relocation of their
operations to new facilities. The City has concep-
tually offered the incentives listed below, but no
final decision has been made by WAMU to
relocate, nor has any formal action been made by
the Council to grant these incentives. No site plan
has been submitted and the precise project time
line is still unknown.
Incentives Offered:
-100% Waiver of Building Permit Fees
The Eco. Dev. Committee preliminarily approved
the fee waiver on October 1, 2003: however, City
Council has not yet approved an Eco. Dev.
Agreement outlining this incentive. Do not waive
any fees until you receive notice of Council action
on this item.
100% Waiver of Roadway Impact Fees
Again, the Eco. Dev. Committee preliminarily
approved the fee waiver on October 1, 2003;
however, City Council has not yet approved an
Eco. Dev. Agreement outlining this incentive.
Hawaiian Falls Adventure Park
Hawaiian Falls has approx. 8 acres of property at
the southeast corner of Northpoint and S.H. 121
under contract. Hawaiian Falls would construct a
water park with a variety of water slides, a lazy
river, and accessory concessions.
Incentives Offered:
Committed All Departments (Planning, Engi-
neering, and Building Inspections) to
expedited review and permitting. This facility
must be open and operational by Memorial Day
2004.
