ITEM. PD -178, Town Center West, a zoning change request from "C" Commercial to
"PD -C" Planned Development, Commercial, to allow the dedication of Town
Center West Boulevard right -of -way and the development of 3 commercial
buildings on 4.7 acres of property, located along the west of N. Denton Tap
Road, approximately 280' north of North Texas Court, at the request of
Dowdey, Anderson & Associates.

1. Show all adjacent driveways. Proposed driveways should align with Sonic Addition
drive.
2. Show the ROW width of adjacent streets and proposed ROW of Town Center West
Boulevard.
3. The access to the adjoining property to the southwest should be a combined access
easement.
4. Please show the location of the proposed road humps on the site plan.
5. Minimum driveway spacing for a 30 mph street is 90'.
