he City of Coppell has reviewed the revised plans for the referenced project submitted on
October 22, 2003. These plans meet our minimum requirements; however, prior to the start of
construction the following items need to be provided:
If any grading is to take place on the adjacent property to the east, then a letter of permission
to grade on that property should be provided from the current property owner.
The plans show that the inlet proposed at the northeast corner will not be fully constructed at
this time. Therefore, a letter should be provided from the developer of the property to the
east that he will finish the construction of the inlet with his development. The financial
responsibility for completing that inlet is a church responsibility.
A letter should be provided from the church to the developer of the property to the east that
allows the developer to access the northeast corner of the church property to complete the
drainage inlet at such time as the property to the east develops.
The above items will not delay the approval of the construction plans, but could delay the

contact him at your convenience to arrange a preconstruction meeting. At the time of the
preconstruction meeting the construction inspection fees should be paid and at that time signed
plans will be provided to the contractor. I
The following comments are offered as informational comments: J
1 The Traffic Control Plan, as submitted on an 81/2" x 11" fax, is difficult to follow, read and
review. While the plan itself may be perfectly adequate for this project, a larger, clearer plan
should be provided for the City's review prior to the beginning of any work within Denton
Tap Rd. right -of -way. The Traffic Control Plan should also address ingress and egress to the
church due to the fact that the only driveway to enter the church at the median opening is
being removed and replaced. Has there been any thopvht as to how cars will enter and exit
the church site during construction of the driveway? r

2. The wall details say the structural design of the retaining wall shall be provided by the
IV contractor per the wall manufacturer. It is quite conceivable that some type of footing or
)R foundation may be required, in lieu of leveling pad, for walls greater than 2'/2 to 3 feet tall.
3. The Phase II construction site notice should be posted on site and a copy of that Phase II
