Northlake WE P1-6-CS031023October 23, 2003 David Vilbig Vilbig & Associates, Inc. 10132 Monroe Drive Dallas, TX 75229 RE: 775 Pelican Drive Construction Plan Review Comments Dear Mr. Vilbig: The City of Coppell has reviewed the referenced plans and has the following comments to offer: 1. An approved contractor must do the installation. Because this is an extension of a public drainage system, the 4% engineering inspection fees and maintenance bonds will apply. 2. If you elect to extend the outfall of the pipe to the creek, you must prepare a legal description and exhibit and request that an easement be dedicated from the City of Coppell. However, I question the benefits to extending the pipe since this is City owned and maintained property. 3. Label the Volume and Page for all existing easements. 4. It appears that the proposed rip-rap extends beyond the property limits. The entire system must be within an easement. It may be necessary to provide an additional easement by metes and bounds and with a legal description and exhibit to contain the rip-rap. 5. Fences and other structures will not be permitted in the floodplain. I recommend that you refer to the City of Coppell's Floodplain Ordinance. You may access it via www.ci.conpell.tx.us, Public Documents, City Administration, City Secretary, Ordinances, 1994, OR 94-639. 6. Clearly show the limits of the proposed fill and provide across-section. 7. Revise General Note #8 to follow the requirements of the NCTCOG. 8. Show the limits of the floodplain in the profile view. 9. Show the existing and proposed ground elevations in the profile view. 10. The plan view is showing the elevation at the outfall of the RCP to be at 455 feet however it is labeled on the profile as 452 feet. Please explain. Once the necessary corrections have been made, please return this marked-up set and two sets of revised plans to the City for review.
