All work taking place within TxDOT ROW must be approved and permitted by them. 2. All work must be coordinated with the construction of the mainlanes of SH 121. 3. Per the City's Subdivision Ordinance, drainage and utility easements are to be a minimum of 20' wide. Open drainage is not allowed along the front and sides of any development other than residential. 4. All water meters/vaults must be within the ROW or in a dedicated easement. Per the City's Subdivision Ordinance, drainage and utility easements are to be a minimum of 20' wide. Verify with the Fire Dept. that a looped fire line is not required at this time. 6. The deceleration lane on SH 121 must be constructed with this phase. The lane must be permitted by and constructed according to TxDOT. Please not that it appears two inlets will have to be relocated. 7. Extend the common access lanes to the property line. 8. Verify the size of the RCP entering the property from the north. 9. The property owner to the east must grant permission for the drainage easement and also for any work that may extend over the property line. 10. Discuss FDC requirements with the Fire Dept. 11. The proposed waterline from Denton Tap Rd. will have to cross an open drainage channel. Provide a profile of this area. 12. No trees or screening walls can be constructed over the sanitary sewer line. 13. Connect water service and fire lines to the main with a single tap. 14. Additional utility easements and requirements may be identified during engineering review.
