Dear Mr. McDonald & Ms. McDonald:
For some time now the City of Coppell has been working with Dallas County and the
engineering firm of Sverdrup, Inc. to design Sandy Lake Road from MacArthur Blvd. to the
east city limits. The project is now in the final stage of design and the City is in the process
of acquiring fight-of-way to facilitate the construction. There are fifteen parcels of fight-of-
way to be acquired and fifteen slope easements. The slope easements are necessary to grade
the adjacent property to the correct slope once the street has been elevated. The street needs
to be elevated because of its proximity to the floodplain of the Elm Fork of the Trinity
River. Your property requires only the acquisition of fight-of-way.
With this letter I am providing a copy of the easement documents. After reviewing the
easement documents, if you should have any questions or if you wish to view the
preliminary construction plans please contact this office at (972)304-3686 and speak with
Mike Martin, Assistant City Engineer or myself. If you have no questions, the City of
Coppell would appreciate the signing and returning of the easement documents so that the
project can stay on track. It is anticipated that construction will begin Fall/2001.

BEING a tract of land situated in the David Meyers Survey, Abstract No. 886 in the City of
Coppell, Dallas County, Texas, and being part of a 0.3808 acre tract of land described as Lot
11, Block E of Eagle Point Village at Riverchase, an addition to the City of Coppell according
to the plat thereof recorded in Volume 93055, Page 0043 of the Map Records of Dallas
County, Texas, as conveyed to Don Patrick McDonald and Karen E. Mcdonald, husband and
wife, in a deed executed on July 21, 1994 as recorded in Volume 94143, Page 0321 and
being more particularly described by metes and bounds as follows:
Commencing at the southwest comer of said McDonald tract and the east comer of a tract
of land described in a deed to Corey Thomas Long as recorded in Volume 99037, Page 1845
of said Deed Records;
Thence, North 16 degrees 47 minutes 00 seconds West, along the common line of said
McDonald tract and said Long tract, a distance of 201.94 feet to a one-half inch steel rebar
with yellow cap marked AB&A, set on the existing east dght of way line of Riverchase Ddve;
Thence, Northeast, along the existing east right of way line of Rivemhase Drive (a variable
width right of way at this point) according to the right of way dedication plat recorded in
Volume 86090, Page 3527 of said Deed Reoords, and along the curve to the dght which has
a chord that bears North 36 degrees 14 minutes 35 seconds East for a distance of 7.32 feet,
a central angle of 00 degrees 29 minutes 47 seconds and a radius of 845.00 feet, for an arc
distance of 7.32 feet to a one-half inch iron rod with cap marked 2609 found at the
intersection between the existing east right of way line of Rivechase Drive and the existing
southwest right of way line of Sandy Lake Road, for the POINT OF BEGINNING, said iron
rod being located at a distance of 61.83 feet Left from centerline station 50+30.78 as shown
on Dallas County's 1991 Bond Program Right of Way plans on file at the Dallas County
Public Works Department;
1. THENCE, South 53 degrees 31 minutes 19 seconds East, along the existing southwest
fight of way line of Sandy Lake Road, a distance of 5.60 feet to a one-half inch steel rebar
with yellow plastic cap marked AB&A, set on the proposed cut-back line;
2. THENCE, South 61 degrees 11 minutes 58 seconds West, along the proposed cut-back
line, a distance of 9,40 feet to a "X" cut on concrete, set on the west line of said McDonald
tract;
