known herein as GRAN"I~OR, iff~onsid~tion of the sum ofTen and no/100 Dollars ($10.00) and
other good and valuable consideration i~aid by the City of Coppell, Texas, a municipal corporation
of Dallas County, Texas, receipt of which is hereby acknowledged, does hereby grant, bargain, and
convey to said City (GRANTEE), it successors and assigns, a permanent fight-of-way and the flee
and uninterrupted use, liberty and privilege of passage in, along, upon and across the following
described property owned by Grantor (the "easement strip") for the purpose of right of way across
Grantor's main tract with the right and privilege at all times, of the GRANTEE herein, its agents,
employees, workmen and representatives having ingress, egress, and regress in, along, upon and
across said premises (the "easement strip") for the purpose of making additions to, improvements
on and repairs to any part thereof.
Said easement strip being described in Exhibits "A" and "B" attached hereto and made a
part hereof for all purposes.
That in consideration of the benefits above set out, Grantee will remove from the easement
strip, such fences, buildings and other obsmactions as may be found upon said property. After
construction has been completed or after any entry for repairs or maintenance, GRANTEE shall,
except for removed obstructions, return the surface area of the easement strip to its original
condition as nearly as practical taking into consideration the nature of the work being performed.
GRANTOR reserve the right, to use and maintain the surface of the easement strip for purposes
which will not interfere with GRANTEE'S fights hereby granted and agree that, GRANTEE shall
not be obligated for future mahate~nan~c,e ~d upkeep of the surface area...
TO HAVE AND TO HOLD unto the City of Coppeli, Texas, its successors or assigns for
the purposes aforesaid, the premises above described.

BEING a tract of land situated in the David Meyers Survey, Abstract No. 886 in the City of
Coppell, Dallas County, Texas, and being part of a 0.2721 acre tract of land described as Lot
10, Block E of Eagle Point Village at Rivemhase, an addition to the City of Coppell according
to the plat thereof recorded in Volume 93055, Page 0043 of the Map Records of Dallas
County, Texas, as conveyed to Corey Thomas Long in a deed executed on FebruaQ/22,
1999 as recorded in Volume 99037, Page 01845 of the Deed Records of Dallas County,
Texas, and being more particularly described by metes and bounds as follows:
Commencing at the east corner of said Long tract and the southwest comer of a tract of land
called Lot 11, Block E of said Rivemhase addition as described in a deed to Don Patdck
McDonald and wife, Karen E. McDonald, as recorded in Volume 94143, Page 0321, of said
Deed Records;
Thence, North 16 degrees 47 minutes 00 seconds West, along the common line of said Long
tract and McDonald tract, a distance of 201.94 feet to a point on the existing east right of way
line of Riverchase Drive (a vadable dght of way at this point), according to the right of way

OF BEGINNING, said point being at the north corner of said Long tract and being located at
