KNOW ALL MEN BY~
THAT the term Grantor used herein shall be construed in the singular or plural
number as such term respectively represents one or more than one person.
THAT, BRIAN TOMPK1NS, known herein as GRANTOR, in consideration of the
sum of Ten and No/100 Dollars ($10.00) and other good and valuable consideration in
hand paid by THE CITY OF COPPELL, TEXAS, receipt of which is hereby
acknowledged, does by these presents grant, bargain, sell and convey unto THE CITY
OF COPPELL, TEXAS ("GRANTEE") the free and uninterrupted use, liberty and
privilege of passage in, along, upon and across the following described property own by
Grantor (the "Drainage Easement") for the purpose of constructing and maintaining an
underground drainage system across Grantor's main tract with the right and privilege at
all times, of the GRANTEE herein, its agents, employees, workmen and representatives
having ingress, egress, and regress in, along, upon and across said Drainage Easement
for the purpose of making additions to, improvements on and repairs to said drainage
system or any part thereof.
Said Drainage Easement being described in Exhibits "A" and "B" attached hereto
and made a part hereof for all purposes.
That in consideration of the benefits above set out, GRANTEE will remove from the
Drainage Easement such fences, buildings and other obstructions as may be found upon
said property. After construction of the underground drainage system has been
completed or after any entry for repairs or maintenance, GRANTEE shall, except for
removed obstruction, return the surface area on the Drainage Easement to its original
condition as nearly as practical taking into consideration the nature of the work being
performed. GRANTOR reserves the right to use and maintain the surface of the
Drainage Easement for purposes which will not interfere with GRANTEE'S rights
hereby granted and agree that upon completion of the underground facility and
restoration of the surface, GRANTEE shall not be obligated for future maintenance and
upkeep of the surface area.
TO HAVE AND TO HOLD unto THE CITY OF COPPELL, its successors or
assigns for the purposes aforesaid, the premises above described.

20' WIDE DRAINAGE EASEMENT
BEING a tract of land located in the EDWARD A. CROW SURVEY, ABSTRACT
NO. 301, Coppell, Dallas County, Texas and being a part of PHILLIPS ADDITION, an
Addition to the City of Coppell, Dallas County, Texas according to the Plat thereof
recorded in Volume 81052, Page 2191, Map Records, Dallas County, Texas and being
more particularly described as follows:
COMMENCING at a 5/8 inch iron rod found in the South line of said PHILLIPS
ADDITION at the Northeast comer of a tract of land described in Deed to First Baptist
Church of Coppell, recorded in Volume 72014, Page 1026, Deed Records, Dallas
County, Texas;
THENCE South 89 degrees 12 minutes 22 seconds East, along the South line of said
Addition, a distance of 4.21 feet to a point for comer at the POINT OF BEGINNING of
the tract herein described;
THENCE North 36 degrees 12 minutes 23 seconds East, a distance of 45.89 feet to a
point for corner in the Northerly line of said Addition at the beginning of a non-tangent
curve to the left having a central angle of 08 degrees 17 minutes 57 seconds, a radius of
155.63 feet and a chord bearing and distance of South 85 degrees 36 minutes 58
seconds East, 22.52 feet;
THENCE Easterly, along said curve to the left, an arc distance of 22.54 feet to a point
at the most Easterly Northeast comer of said Addition;
THENCE South 00 degrees 14 minutes 47 seconds West, along the East line of said
Addition, a distance of 1.47 feet to a point for comer;
THENCE South 36 degrees 12 minutes 23 seconds West, a distance of 42.36 feet to a
point for comer in the South line of said Addition, said point being North 89 degrees 12
minutes 22 seconds West, 24.88 feet from the Southeast comer of said Addition;
THENCE North 89 degrees 12 minutes 22 seconds West, a distance of 24.54 feet to the
POINT OF BEGINNING and containing 893 square feet square feet or 0.020 acres of
