1 am writing to provide you with additional information regarding the previously discussed site issues at
the property on the northwest comer of Creekview Drive and Royal Lane. Listed below are the areas in
which the City may further alleviate some of the development costs.
Lime Stabilization
The City may waive this requirement if the pavement is constructed 1 inch thicker than the standard
or PSI 4000. The Building Official will take the recommendation of your structural engineer whether
lime stabilization will be required under the building foundation. If further information is requested,

2''a Entrance on Creekview Drive
Neither the Planning nor the Engineering Departments will require a second entrance along
Creekview Drive. For Fire Code purposes, an internal drive may be required to be constructed along
the front of the building, but full construction ora second access it not anticipated to be needed to
meet this requirement. If further information is requested, please contact Travis Crump (972) 304-
3503, Fire Marshal.
Roadway Impact Fees
Previously, a 75% Roadway Impact Fee Credit was offered to Dexas, reducing this fee to $11,925.00.
To further alleviate Dexas' up front fees, the City would like to offer a full 100% Roadway Impact
Fee Credit ($0.00 due), resulting in a savings of $47,700.
Additionally, you had mentioned that construction cost of a hooded left: turn on Royal Lane was estimated
at $50-$55,000 and I wanted to indicate to you that the City Engineering Depar~nent estimated this cost
at a maXtmum of $15,000-$20,000.
I hope the expanded incentives will assist Dexas with some of the unanticipated costs related to
