Construction Plan Review Comments
Dear Mr. Evans:
The City of Coppell has reviewed the referenced plans anti has the following comments to offer:
General Notes -
1. The approved site plan should be included in the civil plan set.
2. The minimum parking space size is 9' x 19'.
3. The proposed hooded left turn is not restrictive enough to prevent vehicles from exiting the
development and turning left onto Royal Lane. Please re-evaluate.
Cover Sheet-
Is it 'Dexus' or 'Dexas'?
Plat -
Did you receive approval to encroach the firelane into the existing Texas Power & Light
easement?
Sheet C2.1 (Grading Plan) -
1. A Floodplain Development Permit will be required to do the proposed grading in the
floodplain.
2. Show cross-sections of the creek where fill is proposed in the floodplain.
3. Remove General Notes #1, #5B, and #5C.
4. Show the Base Flood Elevation of the floodplain.
Sheet C3.1 (Drainage Area Map) -
1. Update the Remarks Column in the Drainage Area Table.
2. For clarification purposes, define the drainage area icon information in the legend.
Sheet C3.2 (Storm Sewer Plan) -
1. Remove the same General Notes as on the previous shcet.
2. Provide profiles of each storm sewer line and include the outfall velocities. It may be
necessary to construct rip-rap at some of the outflows to prevent erosion of the creek bank.
3. It may be necessary to construct the outfall structures on piers, depending on the profile
views.
Sheet C4.1 (Water & Sanitary Sewer Plan) -
1. Clean up the General Notes section and remove #6 A-F.
2. Indicate that a valve will be required between the domestic and irrigation connections and the
fire vault.
3. The fireline along the north of the property appears to incorrectly specify a 45 degree bend.
Verify.
4. Indicate that the water and sewer com~ections to the mains will be done by dry bore with
steel casing.
5. Where are you proposing to locate the Fire Department Connection (FDC)?
Sheet C5.1 (Paving Plan & Details) -
1. If it is your intention to not install a lime subgrade beneath your paving, a written request for
a waiver must be made to the City. The request is generally approved for private paving as
long as the strength of the concrete is increased to 4000 psi or the thickness is increased by
one inch. Any paving within the public right-of-way stiI1 requires a flex-base subgrade.
2. Ensure consistency with the General Notes, Legend, and Detail for the paving requirements.
3. All details in the construction plans that are included in our Standard Details should be
removed from the plans. The only details to be included in these plans are details that are
revised and specific to this project. The contractor is rcquired to have a copy of the City of
Coppell Standard Details on the job site at all times during construction.
Sheet C7.1 (Erosion Control Plan)
1. No runoff protection to the creek during construction is shown. Please explain.
2. Provide a construction site notice in accordance with TCEQ General Permit Number TXR
150000.
Once the necessary corrections have been made, please return this marked-up set and two sets
of revised plans to the City for review. If you have any questions or need any additional
