Re: Grading and Drainage - Phillips Tract - Hidden Valley, Coppell
(This replaces previous letter dated October 28, 2003. Any future communications concerning
this piece of property should be addressed to both parties below.)
Dear Ms. Turner and Mr. Griffin:
On October 25, 2003, I reshaped my property to allow the increased amount of runoffwater from
the proposed First Baptist Church parking lot to come onto my property at an elevation of 497'
until the storm sewer is in place. I did not change any grades along the property line. First
Baptist Church will cut a 14' wide channel through the 10' green space and onto my property to
allow the temporary flow to the 497' elevation that now exists within 5' of the property line.
I met with FBC Building Committee on October 28, 2003. We reviewed the latest grading plan.
My understanding of what was discussed is:
FBC will build the parking lot to drain all of FBC property to a 14' inlet that is parallel to
the back property line. The top of concrete parking surface at the inlet will be 4.85' lower than
the top of the existing drive 65' to the west (498'per plan).
FBC will build a retaining wall from the south property line to the south side of the inlet
box to a sufficient height to cause all of the green space to drain onto the concrete parking area,
top of wall to be at 499.75' at the inlet box.
No additional fill will be placed on my property along the common property line until the
storm sewer is in place. FBC will complete the inlet box and allow the developer of my property
to enter FBC property to make connection and fill the east property line from the end of the
retaining wall to the north property line to an elevation of 499.75'.
If you need anything further, please contact me.
Respectfully,
David Phillips
