BEING a 0.021 acre tract of land situated in the S.A. & M.G. SURVEY, Abstract No. 1442,
in the City of Coppell, Dallas County, Texas, and being out of an 8.500 acre tract conveyed
to the City of Coppell, Dallas County, Texas, by deed recorded in Volume 95108, Page 531
of the Deed Records of Dallas County, Texas (D.R.D.C.T.), and being more particularly
described by metes and bounds as follows:
BEGINNING at a '/'=-inch iron red with NDM plastic cap for corner on the northerly right-of-
way line of MacArthur Boulevard and being the Southeast corner of said 8.500 acre tract,
same being the southeast corner of a 30' Water Main Easement conveyed to the City of
Irving, Dallas County, Texas, by deed recorded in Volume 95222, Page 1482, D.R.D.C.T.,
and being on a curve to the right having a central angle of 01058'05'', a radius of 896.05
feet, a tangent length of 15.39 feet, and a chord bearing N 47o56'39'' W, 30.78 feet;
THENCE Northwesterly, along said right-of-way and curve to the right an arc distance of
30.78 feet to the southwest corner of said 30' Water Main Easement;
THENCE N 29°10'30" E, departing said right-of-way, along the west line of said 30' Water
Main Easement, a distance of 30.94 feet to a point for corner, being on a curve to the left
having a central angle of 02o02'24'', a radius of 886.05 feet, a tangent length of 15,42 feet,
and a chord bearing S 47°27'14'' E, 30.84 feet;
THENCE along said curve to the left an arc distance of 30.84 feet to a point for corner on
the east line of said 8.500 acre tract and said 30' Water Main Easement;
THENCE S 29°10'30'' W, along the common line of said 8.500 acre tract and said 30'
