One item we discussed was the drainage near the intersection of MacArthur and Beltline Road generally located on your property south of Beltline Road. Due to the elevation of your property it will be very difficult for the City to accommodate what is shown as drainage area J5 on the enclosed sheet 2 of 2 from the Beltline Road plans. The solution proposed by the consultants for Dallas County is to design the drainage system in Beltline Road to receive the runoff from drainage area JS, at such time as J5 is developed and the area is filled to allow for the removal frOm the floodplain. The flood plain elevation in this area ranges from 446 to 448. The existing ground elevation ranges from about 441 to 445. Therefore, some filling will be required to develop this property. Once the property has been filled, it will be adequately high enough to drain into the system in Beltline. However, during the interim period, the City would like permission to construct an earthen channel from Beltline Road south across your property so that your property can drain until such time it is developed.
