If you want to tie into the S.S. manhole in the Hunterwood Park as we discussed, you would have to upsize the next section of 6" line to an 8" line. The 6" line was not designed to accommodate any additional flow. It would be preferable to rebuild the S.S. line in Coppell Road. The City would consider discussing the possibility of entering into a Developer's Agreement to offset at least part of the cost. As far as drainage is concerned - we would require you to extend a pipe from your property to at least the limits of the floodplain. The Coppell Road Business Park plans were approved in 1987 which was prior to our current Subdivision Ordinance. We do not allow open drainageways along property lines. It is possible that you could coordinate with the property owner to the south to provide an access structure to the stormwater system for future development. He may be willing to share in a part of the expense to build the line. I can provide you with contact information if this is something you wish to pursue. I was unable to obtain a legal description of the Var. Utility Easement. It would still be helpful if you could provide that. Please let me know if I can provide and additional information.
