The only additional comment I have concerns the proposed sewer service. The lateral should tie into the sewer line in the north right-of-way of Plantation Drive, rather than the manhole in the middle of the street. With that change, the Engineering Department will approve the preliminary engineering drawings. You will then need to have the final plat filed. I have attached the guidlines for this procedure to this email. Once the Final Plat has been filed you will be able to apply for a building permit, If you have any additional questions, or if you wish to meet with any of the planning or engineering staff, please feel free to call. A Utility sheet showing the location of the domestic water meter (and irrigation meter if you plan to use one) and the water main in which you will be tying into. It should also show the city's sanitary sewer line and how/where you plan to connect. 2. A grading plan which shows existing and proposed grades and spot elevations. If you will be directing your runoff into an existing open ditch rather than into a storm sewer system, then this can be included on this sheet as well. 3. If you will be tying into an existing city storm sewer system then you will need a separate sheet for that. Essentially the purpose of the plan is to alert you (the applicant) of any potential drainage problems before you get too far along in the planning of your project. Preliminary engineering plans need to show proposed connections to water and sewer systems as well as how you intend on handling any increased runoff. The City of Coppell requires all runoff from your site to be collected on-site and directed into an approved system - whether it be a bar ditch or storm water system. Occasionally if an approved system does not have the capacity to handle in the increase in runoff that your development will generate then we may require on-site detention. Even though you are only submitting plans for a single residential development, all of these elements must be included in your submittal. It is for your protection (financially and otherwise) so that you do not underestimate the amount you need to budget. It also protects adjacent property owners from any problems that your development may potentially create. If you are unable to provide us with preliminary engineering plans (including grading) prior to the Planning & Zoning and City Council Meetings, a condition will be attached to your application that one will be required when you submit for your building permit.
