Re: Kaye Street Drainage
Dear Mr. Davis:
As requested, we have completed a field survey of the area between the residences along Kaye Street
and the Shadowridge Subdivision. The purpose of this survey was to determine the following:
Was the Shadowridge subdivision the cause of the drainage problems for the residences along
Kaye Street?
Do the drainage swales constructed between Shadowridge residences help the drainage
problem?
Is it possible to construct a PVC line from the back of the Kaye Street residences to Spanish
Moss Court in the Shadowridge Subdivision and maintain positive drainage?
Based on our field survey information and the "as-built" plan provided by Fox and Jacobs there is not
sufficient cause to blame the drainage problems on the Shadowridge Subdivision construction. Even
though we do not have detailed topographic information showing conditions that existed before
Shadowridge was constructed, it appears that a ridge line existed along the subdivision property
boundary which would have diverted flow.
Our field survey shows that many of the swales graded by Fox and Jacobs to drain stormwater from
the back of the Kaye Street residences to Spanish Moss Court are not properly graded. The result of
this causes water to stand on the Kaye Street lots.
According to our field survey it is possible to construct a PVC drain from the back of the Kaye Street
lots between the Shadowridge residences to Spanish Moss Court and still maintain a positive drain.
However, there is not enough fall to construct a standard grate inlet. We have proposed a possible
drain to accomplish this in the attachment.
We will be glad to discuss this further if needed.
