Enclosed please find 3 copies of the sanitary sewer extension along Riverview
Drive at Sandy Lake Road, along with an advanced copy of the utility easement for your
review. We have addressed your comments from the preliminary submittal and have
completed our fieldwork, verifying the elevations of the underground utilities. I am also
forwarding a copy of the easement to the owner for their review. Once we have your
approval of the easement document and plans, we will finalize the easement documents

COUNTY OF DALLAS
KNOW ALL MEN BY THESE PRESENTS:
THAT
hereinafter referred to as Grantor(s), whether one or more, for and in consideration of the sum of
One Dollar ($1.00) cash to Grantor(s) in hand paid by the City of Irving, the receipt of which is
hereby acknowledged, and the further consideration of the benefits to be derived by Grantors
from the placing of sanitary sewer mains through the premises hereinafter described, have this
day Granted and Conveyed, and by these presents do hereby Grant and convey unto the City of
Irving, a municipal corporation situated in Dallas County, Texas, an easement to construct,
reconstruct and perpetually maintain storm drainage facilities and sanitary sewer mains in, upon
and across the following described land, to-wit:
All that certain tract, piece or parcel of land, lying and being situated in the County of
Dallas, State of Texas, described in EXHIBIT "A" attached hereto and made a part
hereof for all purposes, to which reference is here made for a more particular description
of said property;
TO HAVE AND TO HOLD the same perpetually to the City of Irving, its successors and
assigns, together with the fight and privilege at any and all times to remove or keep removed all
or parts of buildings, fences, trees, shrubs or other improvements or growth which in any way
may endanger or interfere with the construction, maintenance or efficiency of the said public
utilities on this easement; and the City shall at all times have the right of ingress and egress to
and from and upon the said easement for the purpose of constructing, reconstructing, inspecting,
maintaining and adding to or removing all or part of the said public utilities without the necessity
at any time of procuring the permission of anyone.

in the W. Perry Survey, Abstract Number 1152, and being a part of a 2.340 acre tract of land
described in Foreclosure Sale Deed to Steve Kimbrel, Adrian F. Moore and Johnny J.E. Thompson,
recorded in Volume 2002064, Page 6161, Deed Records of Dallas County, Texas, (D.R.D.C.T.),
and being more particularly described as follows:
BEGINNING at the southeast comer of said 2.340 acre tract, said point being in the west right-of-
way line of Riverview Drive (a variable width right-of way, being 70 feet wide at this point), and
being on the north line of Riverview Estates, an addition to the City of Coppell, Dallas County,
Texas, as recorded in Volume 97174, Page 5346, Map Records of Dallas County, Texas;
TH3ENCE North 89 degrees 47 minutes 00 seconds West, departing said west right-of-way line and
along a north line of said Riverview Estates, a distance of 97.50 feet to a point for comer;
THENCE North 00 degrees 13 minutes 00 seconds East, departing said north line, a distance of
20.00 feet to a point for comer;
THENCE South 89 degrees 47 minutes 00 seconds East, a distance of 77.50 feet to a point for
comer;
