Central Expressway, Suite 1000 Dallas, TX 75206 Freeport North Bldg VI Lot 3, Block A - Freeport North Construction Plan Review Comments Dear Mr. Evans: The City of Coppell has reviewed the referenced plans and has the following comments to offer: General Notes - 1. The approved site plan and Final Plat should be included in the civil plan set. 2. Correct the north arrow orientation on all sheets. 3. The'minimum parking space size is 9' x 19'. 4. The final drawings need to be signed and sealed by a Registered/Licensed Professional Engineer. All preliminary drawings should have a disclaimer, and should identify the Professional Engineer responsible for the design. Sheet Cl.0 (Paving Plan) - 1. Add the omitted details for the sidewalk. 2. Open up the drive approach on Creekview Drive to allow for fire lane access. 3. If it is your intention to not install a lime subgrade beneath your paving, a written request for a waiver must be made to the City. The request is generally approved for private paving as long as the strength of the concrete is increased to 4000 psi or the thickness is increased by one inch. Any paving within the public right-of-way still requires a flex-base subgrade. 4. Ensure consistency with the General Notes, Legend, and Detail for the paving requirements. 5. All details in the construction plans that are included in our Standard Details should be removed from the plans. The only details to be included in these plans are details that are revised and specific to this project. The contractor is required to have a copy of the City of Coppell Standard Details on the job site at all times during construction. Sheet C2.0 (Grading & Drainage Plan) - 1. Although this is a private storm drain, wc recommend your revise note 5 to require RCP. 2. Note 6 does not appear to apply in this case. Sheet C3.0 (Erosion Control Plan) - 1. Some erosion or sedimentation control may be required where the new flume connects to the existing paving at the southwest corner of the new paving. 2. Provide a construction site notice in accordance with TCEQ General Pernfit Number TXR 150000. Please submit revised copies for the City Engineer's stamp. The City of Coppell requires three sets for its use; your office should submit as many additional sets as necessary for construction operations. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell. All fees must be paid prior to release of this project for construction. These fees consist of impact and construction inspection fees to be paid to this office. The City assesses a 2% inspection fee for all private construction and 4% for public installations. Please forward a construction cost estimate, or contract amount, with a check for the above noted percentages of this cost.
