Schematic Design - Review Comments
GENERAL NOTES:
1. Many references are made to the "Top of Operating Nut". Need to distinguish between
fire hydrants and water valves. Some of the water valves have extensions therefore the
elevations from the nut should not be used for reference elevations.
2. Pullboxes and conduit may need to be included for future interconnected traffic signals.
3. All drives and cross streets should be properly identified, labeled, and shown on the
plans.
4. Throughout the plans, recessed curb inlets are shown to encroach into the 5' sidewalk.
5. Locate and label all existing sanitary sewer manholes.
6. FYI - numerous franchise utilities have service lines throughout the extent of this
project. These issues will need to be addressed at some point.
7. There is not a detail showing the tie-in to the existing concrete pavement at the east end
of the project.
8. What design speed was used to design the project? It appears as if several speeds were
used.

1. The H.T. Ardinger, Jr. tract of land is now Amberpoint ~ Coppell L.L.C.
2. The Jose A. Esteve tract of land is now Amberpoint ~ Coppell L.L.C.
3. Need to coordinate fight-of-way dedication with Amberpoint plat.

1. The "6 Lane Divided" roadway section shows 39' for the 3-lane width and 8'
minimum for the back-of-curb to fight-of-way width. The Coppell standard roadway
section shows 37' for the 3-lane roadway width and 10' minimum for the back-of-
curb to fight-of-way width.
2. The "4 Lane Divided" roadway section shows 27' for the 2-lane width and 10'
minimum for the back-of-curb to fight-of-way width. The Coppell standard roadway
section shows 25' for the 2-lane roadway width and 12' minimum for the back-of-
curb to right-of-way width.
3. The "4-Lane Divided" roadway section shows 8" of reinforced concrete. The
Coppell standard roadway section shows 7" of reinforced concrete.
4. The "4 Lane Undivided" roadway section shows 54' for the 4-lane width. The
Coppell standard roadway section shows 49' for the 4-lane roadway width.
5. The "4 Lane Undivided" roadway sections shows 8" of reinforced concrete. The
Coppell standard roadway section shows 7" of reinforced concrete.
6. Two of the roadway sections show lime stabilized subgrade and two of the sections
show cement treated subgrade, both at an application rate of 39#/S.Y. Were these
treatments and rate of application determined by soil testing?

Need to verify ownership of the transmission towers along the north side of Sandy
Lake Road. They are labeled as TXU - they may belong to the Brazos Electric
Power Corporation.

1. Transition rate - lane drops?
2. Is the amount of asphalt shown in the transition necessary - could it be less?
3. Will Royal Lane extend to the north of Sandy Lake?

I. Label the transmission tower #3 shown at Station 16+45 Lt.. It is located within the
proposed sidewalk.
2. The manhole at Station 17+00 Lt. is located within the proposed curb. Will it need to
be relocated instead of adjusted?
3. Show the profile of the existing 12-inch water line. The fire hydrant located at
Station 16+00 will need to be removed and relocated.
4. Ten-foot left turn lane width does not meet code. What about MTP?
5. What about 70-foot right-of-way?

1. The proposed drive shown at Station 19+30 Rt. may no longer be required. Need to
coordinate with the Amberpoint development.
2. Label the transmission tower #4 shown at Station 22+10 Lt.. It is located within the
proposed sidewalk.
3. There is less than 6 inches of cover between the bottom of the proposed culvert and
the tops of the existing 8-inch sewer and 24-inch water lines. They will need to be
adjusted. The proposed culvert is constructed over a valve on the existing 24-inch
water line.
4. Does the 12-inch water line conflict with the proposed culvert? There is a fire
hydrant on the 12-inch water line at Station 22+00 that will need to be removed.
5. Where does the 24-inch water line mm south?

1. Northpoint Drive will intersect Sandy Lake Road at approximate Station 27+50 Rt.
This needs to be coordinated with the Amberpoint development and a median
opening will be required on Sandy Lake. The road should be completed within 60
days.
2. There is an existing gravel drive on the north side of the street that serves as the primary
access to an existing mobile home. Show this drive and provide access from the new
pavement.
3. There is a fire hydrant at Station 27+00 that will need to be removed.

for a horizontal curve is 800'. The curve at Station 51+45.90 has a design speed of
40 MPH and a horizontal curve length of 565'.

4. The top of curb lefl and right are shown at the same elevation. What about the
superelevation?

1. There is not an ADA ramp shown on the west sidewalk along the intersection of
Coppell Road north.
2. The left mm storage length for Coppell Drive North is shown as 135'. Is 135' of lefi
mm storage at Sm. 53+00 adequate in length for the traffic volumes at this intersection?
Does this need to be increased to 150'?
3. The 12' tall fence along the north side of Sandy Lake Road from station 55+00 to 59+00
is sitting on top of a 10' to 12' stacked retaining wall. This is not labeled or shown in
the cross-sections. Special care will need to be taken during construction to maintain the
integrity of the wall.
4. What are the limits of the 8-inch water that is abandoned? It is not labeled as
abandoned on Sheet 20.
5. At what angle does Coppell Road tie into Sandy Lake Road?

I. The top of curb lefi and right are shown at the same elevation. What about the
superelevation?
2. Where is the adverse crown? Make sure that it is not in the flatter section of the
vertical curve. Prefer it not to be in the vertical curve at all.

for a horizontal curve is 800'. The curve at Station 69+20.37 has a design speed of
45 MPH and a horizontal curve length of 570.76'.
