The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Cover Sheet -
1. Update the cover page to reflect the proper name of the subdivision and the actual date of
submission.
2. The placement of an engineer's seal, or a preliminary disclaimer should be done in
accordance with the Texas Occupations Code, Chapter 1001, section 131.166, paragraph i.
3. Remove the "Plan Approval Paragraph". The City of Coppell will use our own stamp for
plan approval.
Paving Plan & Profile -
1. Sidewalks will need to be constructed along Samuel Boulevard and MacArthur Boulevard as
part of this project. The sidewalk along MacArthur Boulevard should be five feet (5') in
width.
2. The barrier free ramps appear to be on private property. Additional right of way (comer
clips) will need to be dedicated on the plat to accommodate these ramps.
3. The profile needs to be adjusted at Duncan Drive and Samuel Boulevard to allow drainage
from Samuel to enter Duncan. Duncan is at or near a low point in Samuel.
4. Show a detail for the paving feature or median layout for lots 1X and 2X, Block C and lot
1X, block B.
5. Provide additional information for the transition section from STA. 2+66.83 to STA.
5+61.46.
6. Provide barrier free ramps, and additional right of way if required, at the intersection of Hood
Drive and Samuel Boulevard.
7. Provide additional right of way for the ramps at Hood Court and Hood Drive.
8. Clarify the layout and profile of Hood Court.
Drainage Area Map -
1. Show the off site drainage entering Duncan Drive from Samuel Boulevard.
2. h~clude the above noted drainage in your inlet design calculations.
3. The small yard drain that picks up area "D" needs to tie into the storm drainage system. This
flow should be included in the calculations for that line segment.
4. Additional inlets may be required on Hood Court to ensure the driveways for Lots 1 and 2,
Block A are not flooded by the discharge from Hood Court.
5. The inlet in MacArthur Blvd. north of Lots 1 and 2, Block A, currently picks up the drainage
through an open back. With the construction of a sidewalk and fencing between this inlet
and the lots, this drainage situation may not work.
Storm Sewer Plan & Profile -
1. Provide calculations demonstrating that the downstream pipes have the required capacity to
handle the additional flow from this development.
2. Use a junction box to connect line "C" to the existing storm sewer rather than a wye
connection.
~Vater and Sanitary Sewer Plan -
1. Check the spacing on fire hydrants and in line valves.
2. Check the layout of services to ensure compliance with City of Coppell standards. Ensure
meters are not located within the sidewalks.
3. Comply with TCEQ minimum separation standards at all crossings of water and sanitary
sewer lines.
4. Will the entry features require irrigation?
5. You may want to consider tying your water line into the 12" line in the MacArthur Blvd.

Sanitary Sewer Profiles -
I. Show all water line crossings of the sanitary Sewer. See note 3 on the previous sheet.
Erosion Control Plan -
1. Comply with all TCEQ Stormwater Pollution Prevention Plan requirements.
2. Furnish a copy of the completed NOI prior to beginning construction.
Once the necessary corrections have been made, please return this marked-up set and two sets
of revised plans to the City for review. If you have any questions or need any additional
