(Denton Tap Road to MacArthur Boulevard)
Dear Mr. Kunz:
On August 30, 1994, the Dallas County Commissioners Court approved your firm's contract for
the subject project. This letter serves as the official notification for your firm to proceed with
the design of this project.

General Design Issues
The grades should be set as high as possible, but not so high
that water ponds beyond the right-of-way. Use separate grades
for opposing directions to provide the best possible grades
consistent with the design criteria, i.e., drive grades,
intersections, etc.
Minimum allowable grade is 0.50%.
Cross slope grades in the right-of-way may vary from 1/4"/foot
t~l slopes. The right-of-way must drain to the street.
While designing the storm sewer system, be cognizant of the
mainline trunk locations with respect to construction
sequencing and with respect to utility conflicts. The
mainline storm sewers are the first construction activity to
take place and are normally located under the pavement, in the
center of the outside driving lane.
Consultant will prepare proper plan sheets and special
specifications, i.e., "Suggested Construction Sequencing", for
sequencing of construction and for detours.
Design criteria, right-of-way and utility information may be
obtained from the appropriate city. However, any order,
direction, or request for approvals must come through this
office.
Utilities must be shown in both the plan and profile views on
the paving and the drainage sheets. You will no doubt find it
helpful to notify utilities to schedule on-site-meetings to
assist in the location of lines early on in the project.
Specifications will be the
Specifications for Construction.

DRAFT I NG STANDARDS
1. Ink all drawing and notes.pertaining to new work., Existing topography
may be shown in pencil for contrast, but must print legibly. Avoid
inks and pencils which produce a shine.
2; All lettering must be a minimum of 1/8" high or Leroy scribe No. 120.
Do not cro~ letters· Space equally. Avoid embellis~ents. Do not
underl in,.
3. Use single stroke plain Gothic lettering, upper case without serifs.
"Microfont" is al so recon~nended if available.
When writing fractions use horizontal dividing line between numerator
and denominator. Maintain 1/8" minimum height for numbers.
Keep drawing clear of useless dimension lines and item numbers. Use
explanatory notes to clarify intentions and construction details.
Erase cleanly to avoid ghosts. Backing up the tracing on a hard surface,
preferably metal, will give cleaner erasures and also avoid buckling.
Use an erasing shield to help dissipate heat. Heat can cause a chemical
reaction in some material.
Colored shading will not xerox acceptably. If shading is considered
necessary, use pattern or shading film on the back side such as dotted
60 line, 40% graduated tones with Mylar and 60 line, 10% for linen.
Shading or lines must be on the front of linen,'tracing paper and paper
sepia. Drafting must be clear without shading if these materials are
used.
9. Contrasting line widths are essential for clarity. Suggested pen sizes
for various line~ are as follows:
lO.
Centerline of Paving Construction
Centerline of Storm Drainage.Construction #l
Existing property lines #0
Proposed property lines
Proposed curb lines
Ground profiles
Proposed top of curb grades
#2
#3

( short dashes, 1 ")
Existing concrete paving should be stippled as necessary for clarity.
Areas of concrete to be removed as pay items should have hatch lines
throughout.

DEED AND PLAT GUIDELINE
All plats should show the parcel numbers of all of the
needed requirements from the one tract of property, as
R-O-W, temporary easements and drainage easements
(Parcel No. 4, 4TE, and 4DE). If there is multiple
requirements on one parcel, the tracts should be
numbered as Parcel No. 4-TR1,4-TR2, 4TE-1, 4TE-2,
4DE-1 and 4DE-2. ~>~_,_~~
All drawings must show the legal, property owner's
name and, volume and page.
All plats are to show, in a small composite, the whole
property with the requirements located in the property
giving the dimension of the perimeter when possible.
Show the original area, less the R-O-W take, leaving
the remaining after the taking. Show all the easements
with their square footage and acreage.
All drawings are to have the project name, length of.
the project, and the project number (or file number).
All improvements, i.e., houses (include address), stores
(include address), fences, garages, out-buildings,
business signs, drawn to scale and dimensioned
distance from the proposed R-OoW.
The existing R-O-W line, the proposed R-O-W line, the
existing pavement, and the proposed curb should be
shown, marked and drawn in a manner that an
individual can distinguish the difference when copied.
The proposed should be a bolder line.
All R-O-W documents and drawings must be signed,
sealed and dated.
If there are more than one page of field notes, they
should be numbered (Page 1 of J. If the dimensions
of a parcel exceed 8~" X 11" drawing'sheet, using
the same scale, use more than one sheet, using station
numbered match lines and numbering each sheet
(Sheet I of _.).

All parcel plats, if possible, are to be drawn on
8~" x 11" paper, at a scale of 1" = ll:)'. Smaller
scales are not acceptable, unless approved in advance.
If there is a change in the plat or field notes, it should
be noted as a revision, with the date (Rev:date).
All field notes must show the project name, project
number, parcel number (refer to paragraph 1 .) and the
date.
All field notes are to be on 8 ~" x 11" paper.
The property descriptions on all field notes should end
with the square footage and acreage of each parcel
described.
Property Division will need 10 copies of plats on each
parcel, 6 copies of field notes on each requirement of
each parcel.
When assigning numbers to the parcels on the R-O-W
map, they need to be alternated from one side of the
R-O-W to the other. Wherever there is multiple
property lines, with the same owner, there should be
separate parcel numbers. The parcel numbers should
start and increase in conform!ty with the start of the
station numbers.
Items 1, 2, 5, 6, 7, 8, 9, 11, 15 and 16 above shall
apply in preparing the R-O-W plans.
The R-O-W plans should be drawn on standard
24" x 36" plan sheet at a scale of 1" = 20'.
