Include final plat in submittal. 2. Remove some of the extra line work and text that will be shown on the plat from sheets that don't need it. 3. Check the spelling on the word Coppell on the cover sheet. Dimension Control Plan 1. Minimum parking space is 9' X 19' unless you meet the requirements for an exception. 2. Provide enough maneuvering room for cars to back out of the spaces on the northwest part of the site. Grading Plan 1. You appear to be proposing to grade and drain water across the adjacent DART property. Have you obtained permission from DART for this? Drainage Plan 1. Show all offsite drainage areas that drain to this site. 2. Give some justification for the use of 3.0 acres and "C"=0.7 for the offsite at the southwest coruer of the site. In addition, show how this water will be conveyed to the detention basin. 3. The curb inlet shown for relocation needs to be built l:ar enough from the drive approach to allow for the curb transition. Submit complete calculations for the detention basin design, including the control release discharge, and the depth of water in the basin for each storm duration. lnclude profiles for all storm sewer Iines. Storua sewer manholes should be square per City of Coppell Standard Details. Include details for the removal of the existing curb inlet and 18" lateral abandonment. Show the location of the gutters discharging into drainage area Ill. 6. 7. 8. Utility Plan 1. Connections to the existing water main should be made with a tapping sleeve and valve rather than a tee. 2. Center the double detector check vault within the 25' X 25' water easement. 3. You need to install a wastewater access device to allow for wastewater sampling where you tie into the existing sanitary sewer. 4. Do the fire hydrants and transformer pad located in the parking islands interfere with the landscaping requirements'? Paving Plan 1. If it is your intention to not install a lime subgrade beneath your paving, a written request for a waiver must be made to the City. The request is generally approved for private paving as long as the strength of the concrete is increased to 4000 psi or the thickness is increased by one inch. Any paving within the public right-of-way still requires a flex-base subgrade. 2. Concrete removal shall be done with a full depth saw cut. SWPPP 1. Install silt fence in all areas necessary to contain sediment from running offsite. 2. Comply with all TCEQ Stormwater Pollution Prevention Plan requirements. 3. Furnish a copy of the N.O.I. to the City of CoppeI1 prior to beginning any work on the site. 4. You may xvant to locate your construction entrance in an area that will not be within the proposed work area. Details 1. All details in the construction plans that are included in our Standard Details should be removed from the plans. The only details to be included in these plans are details that are revised and specific to this project. The contractor is required to have a copy of the City of Coppell Standard Details on the.job site at all times during construction. 2. See comment 7 on the Drainage Plan.
