The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Sheet CI.I (Dimensional Control Plan) -
1. The 18 parking spaces on the north side of the building do not meet the requirements for an
exception to the 9' X 19' size requirement.
2. The hooded left turn lane could be more restrictive. There also needs to be more information
on the plans for the contractor to build it.
Sheet C2.1 (Grading Plan) -
1. The Engineering Dept. needs to review and accept the plans for the proposed retaining wall
prior to construction of the wall.
Sheet C3.2 (Storm Sewer Plan) -
1. Provide the storm sewer plan in the drawings.
2. Show the quantity of riprap to be installed at the storm sewer outfalls.
Sheet C3.3 (Storm Sewer Profiles) -
1. Show the installation ofriprap at storm sewer outfalls.
2. The partial flow velocities are too high in storm sewer lines ST-l, ST-3, and ST-5. Modify
these profiles to reduce these velocities.
Sheet C4.1 (Water & SanitaD' Sewer Plan) -
I. Comply with TCEQ separation requirements for water and sewer crossings.
2. The connection to the 12" water line in Creekview Dr. will need to be done by partial bore.
At least one lane of traffic must be opcn at all times. Provide appropriate traffic control as
outlined in TMUTCD during any closure.
Sheet C7.1 (Erosion Control Plan) -
1. Provide a construction site notice in accordance with TCEQ General Pemfit Number TXR
150000.
Once the necessary corrections have been made, please return this marked-up set and two sets
of revised plans to the City for review. If you have any questions or need any additional
