The Engineering Dept. has reviewed the plans submitted for the Wagon Wheel Park parking lot and
has the follo~ving comments to offer:
General Comments -
1. The City of Coppell logo should be updated to the new logo design.
2. These plans need to be signed and sealed by a licensed engineer.
Sheet No. I (Removal Plan, Construction Layout Plan & Grading & Striping Plan) -
1. Additional flexbase will need to be added for the expanded parking area. The flexbase shall
cover the entire area plus one foot beyond the edge of the paving.
2. The subgrade should be compacted to 95% standard proctor density (rather than "to owners'
satisfaction").
3. Is the six-inch monolithic curb called out on the paving to be continuous around the entire site or
is it just located where the islands are shown?
4. There is existing concrete paving with handicap-accessible parking in this area. If the concrete
poured adjacent to it has a different grade than the existing asphalt, that pavement will need to
be reworked. The conflict is that by removing an inch or so of asphalt adjacent to that concrete
& pouring 6 additional inches of concrete on there, the grades will not work.
5. The fire lane at the south end of the parking area needs to be 24' in width.
6. The layout for the proposed fire line and vault should be shown in this plan set.
7. Is there any irrigation or landscaping proposed for the medians shown? Show any and all
sleeves and/or conduits under the pavement. Show fire protection. Provide and comply with
SWPPP plans.
8. There are no drainage plans included. If there is any impact to the drainage patterns, plans
should be provided in this set.
9. On the construction notes, contractor shall engage a qualified surveyor to locate and establish
the control; it doesn't have to be a licensed surveyor.
10. Contractor shall notify the owner's representative a minimum of 24 hours prior to planned
placement of concrete, rather than the 18 hours shown.

11. Under "Concrete finish and saw joints", you are asking the contractor to maintain a 4'X4'
sample panel for dry-brushed pavement - this is not typically done.
12. Under "Coordinate Points", the engineer offers to provide a floppy disk containing the
coordinate control points - those points ought to be shown in the drawings. An electronic copy
for ease of use is fine, but the points themselves should be listed in the plans.
Sheet No. 2 (Details) -
I. Concrete wheel stop detail is shown with asphalt pavement and a number 4 bar driven through
the xvheel stop and pavement. You can use them but they should be drilled rather than driven
through the pavement.
2. The parking sign should be located 24" from the edge of pavement.
3. Fill all joints with an approved joint sealer.
4. On the concrete paving and curb details, you show compacted flexbase. This base should be
compacted to 95% standard proctor density.
