Dear Mr. Alford:
For some time now, the City of Coppell has been working with representatives of the Golden Triangle
Mobile Home Park and Dallas County in an effort to provide some type of fire protection to the existing
mobile home park. Working with Dallas County, a preliminary design has been completed that will allow
a water line and fire hydrants off of Coppell Road into the Golden Triangle Mobile Home Park for a short
distance. However, to provide additional fire protection near the back of the mobile home park, an
additional water line and fire hydrant is needed along the north edge of the mobile home park. To install
this water line and fire hydrant an easement is needed from your east property line adjacent to Oak Grove
Lane. This easement will allow the installation of the water line to the existing water line that you
constructed during the development of Alford Media.
With this letter I am including copies of the utilities easements. Dedication of the utility easement will
allow this project be finalized and bid for construction.
If you should have any questions or need any additional background information please feel free to
contact this office. If not, once we have received the dedicated easements we can proceed with the

Addition, an addition to the City of Coppell, Texas according to the plat recorded in Volume
98078, Page 76 of the Deed Records of Dallas County, Texas; said tract also being a part of the
tract of land described in Special Warranty Deed from Alford Media Services, Inc. to North Dallas
Bank & Trust Co. recorded in Volume 99161, Page 2551 of the Deed Records of Dallas County,
Texas; said 2,917 square foot tract being more particularly described as follows:
COMMENCING, at a 1/2-inch iron rod with "Coombs Land Surveying" cap found at the west right-
of-way line of Coppell Road (a 72.5 foot wide right-of-way); said point being the northeast corner
of tract of land described in Special Warranty Deed to ARC IV, EEC., recorded in Volume
2000013, Page 5633 of the Deed Records of Dallas County, Texas; said point also being the
southeast corner of Lot 1, Irby Addition, an addition to the City of Coppell, Texas according to the
plat recorded in Volume 32, Page 165 of the Map Records of Dallas, County, Texas; said point
being South 00 degrees, 02 minutes, 51 second East, a distance of 163.00 feet from 1/2-inch iron
rod found at the intersection of said west line of Coppell Road with the south right-of-way line of
Oak Grove Lane (a 60 foot wide right-of-way);
THENCE, North 88 degrees, 34 minutes, 00 seconds West, departing said west right-of-way line
of Coppell Road, and along common line of said Irby Addition and said ARC IV, L.L.C. tract, a
distance of 935.00 feet to a 5/8-inch iron rod found for corner; said point being the southwest
corner of said Irby Addition; said point also being a southeast corner of said Lot 1, Block 1, Alford
Media Addition;
