The City of Coppell Engineering Department has reviewed the referenced plans and has the
following comments to offer:
General -
1. The engineering department does not review the Tree Survey or Mitigation Plan. Please remove
these from the engineering set.
Paving Plan & Profile -
Sheet 1 -
1. You are proposing to construct two new curb inlets on the existing asphalt pavement north of
the proposed construction site. Will that require the reconstruction of a portion of that existing
street? If so, that needs to be shown on the plans.
2. Ensure proper spacing between new inlets and existing drives for gutter transition.
3. Will the fill that you're placing from station 0+00 to station 2+00 interfere with the access or
drainage on the adjacent lots?
Sheet 2 -
1. The Hidden Valley Drive profile doesn't line up with the plan. Please shift one or the other so
they line up.
2. The cul-de-sac has dimension lines but there are no dimensions shown.
Drainage Area Map -
1. Please check the drainage patterns for Area A1 to confirm that they drain to the inlet in the
church parking lot.
2. The city has some concerns about the drainage patterns shown. The concern is that the water
will "overtop" the 5" crown of the street and flow in directions other than those shown. Ensure
inlets are sized and spaced properly to collect all stormwater.

Storm Sewer Plan & Profile -
1. See comment No. 2 on the previous sheet.
2. There is no top on the inlet that is in the Church parking lot. The box is in place and filled with
rock rip-rap. The church's runoff goes through that section to an existing drainage way behind
the church. The inlet top will need to be constructed.
3. Ensure the outfall includes sufficient rip-rap to dissipate any excess velocity prior to causing
any erosion issues.
Water & Sanitary Sewer Plan -
1. The water needs to tie into the existing 6" waterline. Bring your proposed 8" to an 8"x 8" tee
with a 6" reducer and put a 6" valve on the existing 6" waterline. See plans for a marked-up
detail.
2. Make sure that the sewer cleanout at station 5+30 is a minimum 6" cleanout.
3. Make sure that the existing 6" sewer line that you propose to leave in service for Lots 1-3 is in
good enough condition to serve these lots. Please have it televised so that so that its condition is
known.
4. Show the existing 8" sanitary sewer that continues down Meadowcreek Road and ensure that
the minimum separation requirements are met. If that cannot be done, mitigation must be done
according to TCEQ requirements.
5. Be sure that we maintain a 500-foot maximum spacing between our inline valves for the
waterline and minimal spacing on fire hydrants as well.
6. Show the sanitary sewer and water services to ensure that the water is located at the center of
each lot, and the sewer 10 feet downstream.
Sanitary Sewer Profile -
1. Provide a concrete cradle where the proposed 8" sanitary sewer crosses trader the 36" RCP
crossing.
2. Again, there should be a 6" cleanout at the end of that line.
Grading Plans -
1. Why are you cutting so much out of the property on the north side of the development?
2. There are several retaining walls shown. If the walls are to be designed as part of this
engineering plan set, include it in this set. If they are to be designed and installed by the
contractor, ensure that we get shop drawings prior to construction. The Engineering Department
needs to review and accept the retaining wall design prior to construction of the walls.
3. Regarding the wall on north side of Lots 1, 2, & 3 Block A, I'm concerned about the driveways
of the lots that front Sandy Oak Lane. Some of those driveways back right up to this property
and with a wall that exceeds 5-6 feet in height, you may need some way to prevent vehicles
from overshooting the wall and landing in the backyard of the adjacent lot.
Erosion Control Plans -
1. The City will need a copy of the executed NOI. Comply at all time with TCEQ requirements.
2. In addition, there are several homeowners that currently reside in this area. They need to have
access to their residences at all times during this project.
Please make the necessary changes and submit these marked-up plans and two sets of revised
plans to the City for review. If you have any questions, please contact this office at your
