Dear Mr. Caruthers:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Cover Sheet -
1. Update the cover sheet to reflect the actual date of plan submission.
Paving & Profile -
I. Comer clips appear to have been shown on the plat for the barrier-free ramps at the
intersections, however, the plan and profile sheets still show the lots encroaching into that
section.
2. There is still some confusion on the transition between station 2+66.83 to station 5+61.46.
Ensure there is enough information for the contractor to properly build that segment without
creating any drainage or standing water issues.
Plan & Profile of Hood Drive (second sheet) -
1. Again, the profile does not line up with the plan view, and that makes it difficult to
understand.
2. The tie-in section to Samuel Blvd., there seems to be a discrepancy with the top of curb
elevations at station 14+ 16.60 and 14+35.95. Please check those.
Profile & Plan of Hood Court -
1. The same issues exist as with the previous comments - I don't understand how you are
proposing to lay this out. Please clarify.
Drainage Area Map -
1. Where do Lots 1 & 2, Block A drain to.'? The landscape plans submitted show an intricate
entryway feature with a fountain to the back of those lots. Are you proposing to drain the
runoffihrough that area and into MacArthur and/or Samuel Blvd.?
2. The inlet in MacArthur Blvd. north of Lots 1 & 2, Block A picks up the drainage through an
open back. With the construction of sidewalk and fencing between this inlet and the lots, this

drainage situation will not work. Close up the back of that inlet and drain the property
outside the wall into the street.
Storm Sewer Plan & Profile -
1. Provide calculations demonstrating that the downstream pipes have the required capacity to
handle the additional flow from this development.
Sanitary Sewer Profiles -
1. There are a couple of instances where the waterline crosses underneath the sewer line and
proper clearances don't appear to meet TCEQ requirements. The City of Coppell would
prefer that the waterlines cross over the sewer line if at all possible. Follow all the TCEQ
guidelines for minimum separation requirements.
2. The use of SDR26 encasement does not meet our requirements. Follow all TCEQ
requirements.
Grading Plan -
1. The City of Coppell still has concerns with drainage from Hood Court entering the driveways
for Lot 1 and/or Lot 2, Block A. From the curb return on Hood Court to a potential driveway
location on Lot 2 there is 1.5 feet of vertical fall. Either show justification or respond to this
comment in a way that will satisfy the City. Or do something that will intemept that water.
As a general comment, if there are written or redlined comments from us on the plans that you
don't feel are warranted or you disagree with, please respond in writing so that we can review
your justification for not complying with comments or concerns.
Once the necessary corrections have been made, please return this marked-up set and two sets
of revised plans to the City for review. If you have any questions or need any additional
