Vista Ridge 1R-8 D-CS040311 T H £ c I T Y 0 F CO?i ELL March 11, 2004 John Speanburg RE: Availability of City Utilities Vista Ridge Addition, Lot lB, Block D Mr. Speanburg: This letter is in response to a request I received from you concerning the availability of utilities to the referenced property. To the best of my knowledge the utilities are as follows: WATER: There is currently a 12' water line in the south right-of-way of SH 121, and a 12" water line in the west right-of-way of Denton Tap Road approximately 800' west of this site. Obviously, your Engineer would need to evaluate the line in regard to available volume and pressure for your development. Additional fire hydrant protection for this development will have to be in accordance with the City of Coppell Rules and Regulations and as determined by the Fire Marshal. SANITARY SEWER: There is currently a 12" sewer line that is located in the north right-of-way of SH 121, adjacent to this property. Your engineer should evaluate the available capacity in this line to see if it meets the needs of your proposed development. STORM DRAINAGE: There is an existing 9'X 6' RCB that is stubbed out to this property. Your engineer should determine if there is enough capacity in the system for this development. If not, an onsite detention structure may be required. As always, in the development of the property your Engineer should determine if the existing utilities available to this site are adequate to serve your proposed development.
