CITY OF COPPELL 255 Parkway Coppell, Texas 75019 Re: DEXUS Coppell, Texas Dear Mr. Marvin: In response to comments generated for above referenced project by the City of Coppell dated February 19, 2004. The following items have been addressed as per the referenced review: Sheet C1.1 Dimensional Control 1. Parking spaces located in the truck court have been modified to the 9'x19' size requirement. 2. The hooded left turn lane has been modified to further restrict movement from the site to nodh bound on Royal Avenue. Sheet C2.1 Gradinq Plan 1. The retaining wall is in the process of design by the contractor and will be submitted to the City prior to request of a full site utility permit. Sheet C3.2 Storm Sewer Plan 1. Storm Sewer Plan (C3.2) has been provided. 2. Quantity of rip-rap has also been indicated on the plan. Sheet C3.3 Storm Sewer Profiles Rip-rap is graphically indicated on the profiles. Due to creek water levels, during al00-year storm the starting hydraulic grade line is at an elevation that will cause the all discharge pipes to be flowing full. During lesser rainstorm events the grouted rock rip-rap will sufficiently slow down the water. Please refer to the attached calculation that shows that even in the event the 100-year storm hits and no water is in the creek, the expected velocity across the dp-rap will still be less than 7 feet per second. Based on this information, Pacheco Koch feels that no change the present drawing is warranted. Mr. Keith Marvin, P.E. March 19, 2004 Sheet C4.1 Water & Sanitary Sewer Plan 1. Required separation has been provide as well as a note added to the plan set. 2. A note has been added to the Paving Plan indicating that one lane of traffic must be open at all times. Sheet C7.1 Erosion Control Plan 1. Contractor is responsible with filing the NOI with TCEQ two (2) days prior to earth disturbance.
