Dunaway Associates, Inc. 1501 Merrimac Circle, #100 Fort Worth, TX 76107 March 19, 2004 RE: Texas Bank Addition, Lot 1 Block A Construction Plan Review Comments Dear Mr. Wooten: The City of Coppell has reviewed the referenced plans and has the following comments to offer: General Comments - 1. Engineering plans should be submitted on 24" x 36" plan sheets. 2. The final plat should be included with the civil set, but the Landscape Plans should not be included. Sheet I (Demolition Plan)- 1. There is an area shown on the southwest comer of this property that shows removal of 5 LF of "curb". The shaded area is the existing barrier-free ramp at this intersection, and it does not need an additional ramp constructed behind it. 2. Ensure all existing fire hydrants are protected during construction. 3. The existing sidewalk on Vanbebber Drive is in substandard condition and should be replaced along the entire length of that frontage. Sheet C2 (Site Plan) - 1. You indicate you will construct concrete pavement on the adjacent Lot 2 of Block A. We need the easement documents for that lot. If that easement is included on the final plat, that will suffice, however the final plat was not included in this submittal. 2. You intend to construct a portion of sidewalk on Lot 2 in addition to the pavement indicated. It should be located either within a sidewalk easement with permission of the property owner, or additional right-of-way will be needed. 3. Brick pavers as shown need to be located one foot off the property line and the City would prefer stamped concrete as per our Standard Details rather than brick pavers. 4. Once again, the sidewalk construction should tie into the existing barrier-free ramp rather than constructing a new ramp immediately behind the existing ramp. 5. The sidewalk construction that is on private property along Vanbebber Drive needs to be within a sidewalk easement. Sheet 3 (Erosion Control Plan) - 1. The sediment discharged or tracked onto pavement outside the silt barrier should be cleaned up immediately rather than daily. 2. The silt fence can be closed up at the intersection because of the deletion of the planned construction of the ramp there. 3. The stabilized construction entrance should be constructed of 3 5 inch rock (or as recommended by your responsible party for the SWPPP), however, it should not be less than 3 inches. Sheet C4 (Grading Plan) - 1. Locate new inlet upstream of new drive. Future connection can be made to the back of this inlet. Sheet C5 (Paving Plan) - 1. City of Coppell Standard Details require lime-stabilized subgrade under paving. If you wish to use an alternative plan, please send a written request. 2. Remove the note referring to "Geotechnical report for concrete strength..." If the geotechnical report recommends something above and beyond City requirements, that is acceptable, but our requirements are the minimum standards. Sheet C6 (Utility Plan) - 1. If there is any damage to the adjacent concrete alley for the construction of the 8" sanitary sewer line, the alley will need to be repaired or replaced to City of Coppell standards. 2. You indicate on the proposed masonry screen wall that a 5' wall maintenance easement will be provided. That wall is to be maintained by the owner of this property and as such, I don't see the necessity of providing a maintenance easement. 3. The water plan shows a fire hydrant and lead to be extended onto this private property. That fire hydrant needs to be either in the right-of-way or it needs to be a private line off of your fire line. There is no fire line shown for this bank building. If a sprinkler system is required by the Fire Marshal, it should have a vault, an FDC and a privately maintained fire line to the building. If those are provided, the hydrant could remain where it is and should be shown off the private side of the vault, as I've marked on the plan. Sheet 7 (Site Details) - 1. The City of Coppell maintains its own Standard Details which contractors are required to have onsite at all times during construction. Any details that duplicate those should be removed from these plans. Any detail specific to this site not contained in City of Coppell Standard Details should be left in these plans. See the marked-up plans for clarification or any additional comments provided on this set. Please make the necessary changes and submit these marked-up plans and two sets of revised plans to the City for review. If you have any questions, please contact this office at your convenience.
