CIVIL [:NGINEERS 5225VillageCreekDriYe Suite200 Plan0, Texas75093 972-931~1694 972-9314538 Fax March 22, 2OO4 Mr. Keith Marvin City of Coppell 255 Parkway Coppell, Texas 75019 RE: Engineering review comments to Brighton Manor {The Falls at Westmont ) civil construction plans. Mr. Marvin: This letter is to address the comments in your letter dated March 10, 2004. Cover Sheet 1. The cover sheet has been updated to reflect the actual date of plan submission. Paving Plan & Profile 1. The corner clips now appear in the Paving Plan & Profile sheets. 2. Additional information has been provided to further clarify the transition between paving station 2+66.83 to paving station 5+61.46. Paving Plan & Profile of Hood Drive 1. The Hood Drive paving profile has been realigned to match the plan view. 2. Top of curb elevation for the curb return at the Samuel Blvd. connection has been corrected. Paving Plan & Profile of Hood Court 1. The profile for Hood Court shows a top of curb profile for both the right and left side of Hood Court ending at the midpoint of the curve that defines the cul-de-sac. Drainage Area Map l. Lots 1 and 2 drain to Samuel Blvd. and Macarthur Blvd. respectively. They will not drain to the back of the landscape feature. 2. The inlet in Macarthur Ires been noted to have the back side closed up. Storm Sewer Plan & Profile The proposed drainage patterns generally follow the existing drainage patterns. As a result, the amount of flow entering the downstream storm sewer pipes is similar lo that which currently enters the storm sewer. Any increases in runoff to the existing system are minor and should not create capacity problems for the existing storm sewer system. Sanitary Sewer Profile 1. The sanitary sewer lines have been lowered and now pass under the water line at the crossing locations. Grading Plan In order to reduce the momentum of the Hood Court runoff, the grade of Hood Court has been reduced from station 0+30 to station 0+80. At the point where the runoff enters the gutter of Hood Dr. the slope of the gutter will be 2.5% to 3% which will help direct the runoff down the street rather than across. In addition, the driveway for lot 2 will reach an elevation 1.0' higher than the gutter before sloping back toward the garage. Sincerely, Scott D. Caruthers, P.E.
