Tbe City of Coppell has reviexved the referenced plans and has the following comments to offer: Plat - 1. Lot X8 needs to be dedicated as a drainage and utility easement. An additional five feet (will be required from the property to the south when it develops. 2. Provide a 5' HOA or access easement for all arcas where the private storm sewer crosses lots other than the HOA-owned lots. 3. The parking arrangement for the on-street parking is acceptable within the visibility easement. Water & Sanitary Sewer Plan - 1. The existing water and sewer services to be abandoned need to be abandoned at the main. 2. It appears that you are showing a 6" fire line to each individual lot. Is that for fire sprinkler purposes, and if so, is each unit to be sprinklered separately? If that is the case, a backflow prevention device inside a vault with a 6" meter will be required on each of those lines. 3. Ensure that sexver service to Anderson Avenue is continuous throughout the construction period when the existing 6" sanitary sewer is being upgraded to an 8" line. 4. Remove the details for embedment from the plans. The City of Coppell Standard Details shall be used, and the contractor shall have a copy of those details onsite at all times. Sanitary Sewer Profiles - 1. Again, remove embedment detail, reference City of Coppell Standard Details. 2. Include details in this plan set for the aerial crossing to be constructed on the 8" line. That xvill need to be addressed and one way to do it handle it would be to extend your private drainage system to pick up that water. Paving Plan & Profile - 1. Again, remove the paving and curb detail and reference the City of Coppell standards. Grading Plan - I. The existing grade along the north end of this property has an existing low point of 513.I (513.0 toward the back). You need to ensure that the area is properly graded and drains to an inlet within the private system, or to the street for the public system to pick up. Please make the necessary changes and submit these marked-up plans and two sets of revised plans to the City for review. If you have any questions, please contact this office at your convenience.
