Dear Ms. Wagner:
This letter is in response to an email I received concerning the availability of utilities to the
referenced property. To the best of my knowledge the utilities are as follows:
WATER:
There is currently a 16" water line in the west right-of-way of Freeport Parkway, an 8" water line in
the south right-of-way of Burns Street. The Design Engineer will need to evaluate these lines in
regard to available volume and pressure for your development. Additional fire hydrant protection
for this development will have to be in accordance with the City of Coppell Rules and Regulations
and as determined by the Fire Marshal.
SANITARY SEWER:
There is currently an 8" sewer line that is located in the north right-of-way of Burns Street.
STORM DRAINAGE:
There is a 24" storm sewer in the right-of-way of Burns Street.
onsite through the use of a detention pond.
Additional runoff will be detained
As always, in the development of the property your Engineer should determine if the existing
utilities available to this site are adequate to serve your proposed development. If you have any

We received your Zoning Verification letter of March 11, 2004, re; Lot 1R,
Block 3 Coppell Commerce Center Phase One. The Lender would also like a
letter acknowledging that there is or will be water service to this site.
The water department has referred me back to you. Could you please let me
know what we need to do in order to get this letter. The Lender would Like
to finalize the loan by March 31, so time is of the essence. Thank you in
advance for your help in this matter.
