Construction Plan Review Comments Response

Dear Mr. Marvin:
Pursuant to your letter dated March 23, 2004, please accept this letter as a formal response to plan
comments:
Dimension Control Plan
1. Using turning templates for a 19' vehicle with a 11' wheel base and a 7' track, the 5-foot area is
sufficient for backing out of the most northwesterly parking space.
Drainage Plan
1. Plans have been reviewed and approved by Mr. Glenn Celerier, P.E. of ACT 21 in a design
review meeting and have been submitted to DART to finalize the license agreement. Upon
receipt, Jones & Carter will provide a file copy to the City of Coppell.
2. The 514.00 contour has been modified to reduce the area of parking lot/fire lane inundation.
Please note that this inundation will only be during the 100-year event and that the depth will be
approximately 3-inches.
3. The following notes have been added to the drainage plan: (1) Contractor shall repair pavement
throughout the extent of the gutter transition and pavement depression when relocating existing
inlet. (2) Contractor shall provide continuous concrete curb in area of relocated inlet. (3)
Contractor shall provide appropriate gutter and pavement transition to insure flow into proposed
recessed inlet. (4) Within public right-of-way, Contractor shall replace existing concrete to City
of Coppell standards. (5) When performing saw-cut operations, if the proposed cut line falls
within 4-feet of an existing joint line, Contractor shall move cut line to said joint.
4. As stated previously, there is not sufficient information to determine the exact flow area. In
review of City of Coppell and DART record drawings, no information regarding the existing 27"
RCP could be found. Also, no information could be found in a review of the adjacent
development plans.
Utility Plan 1. The referenced line work has been removed.
2. The comments on said sheet have been addressed.

Enclosed are the required marked up set of drawings and three (3) revised sets. At this time, it is unclear
the number of sets that the contractor will require. Upon receipt of this information, Jones & Caner will
submit additional copies to your attention for stamping. Also, the contractor will be remitting payment of
the required fees under separate cover.
