Civil Engineer City of Coppell 255 Parkway Coppell, Texas 75019 Reference: Texas Bank Coppell, Texas Keith, We are in receipt of your comments for the referenced site dated March 19, 2004. I have attached revised plans with this submittal and offer the following comments in response to your concerns: General Comments 1. The plans have been revised and plotted on 24x36 sheets. 2. The Minor Plat has been added to the set of plans, Demolition Plan 1. The sidewalks have been revised as requested and the curb demolition note has been removed. 2. Notes have been added to protect all existing fire hydrants. 3. Plans have been revised showing the sidewalk along Vanbebber will be replaced with this project. Site Plan 1. The enclosed Plat shows the access easement in question. 2. The proposed sidewalk and barrier free curb on Lot 2 has been removed to allow for its construction when that property is developed. Per the Plat, Lot 2 needs to be replaited pdor to developing; in which they should dedicate the 10' sidewalk easement at that time. We have called out that the curb leave out and transitions should be constructed (See Paving Plan). 3. The stamped concrete section has been called out per our discussion on Apdl 1, 2004. 4. The sidewalk at the comer of Denton Tap and Vanbebber has been revised. 5. The sidewalks and barrier free curbs in this area have been revised. A 10' sidewalk easement is currently shown along Vanbebber on the Plat. Erosion Control Plan 1, The note regarding pavement clean up has been revised as requested. 2. The silt fence has been revised as requested. 3. The detail for the stabilized construction entrance has been revised as requested. Grading Plan The inlet has been moved upstream of the drive as requested. Storm sewer has been revised to suit new inlet location. Paving Plan 1. Lime stabilized subgrade has been added to paving sections. 2. When the Plat is being updated, the wall maintenance easement will be labeled as 'Private'. 3. Utilities have been revised as requested. We checked with the Fire Department and we do require a sprinkler system. Plans have been updated showing the DCVA and Vault. Site Details 1. Duplicate Details have been removed from set of plans. We believe we have addressed your comments relating to the site plan other than updated the Plat as noted above.
