Pittman Second Century Investments Denton Tap, Ltd. 7502 Greenville Ave., Suite 680 Dallas, TX 75231-3832 SH 121 Water Line (Coppell Road to Denton Tap Road) WA 01-01 Dear Mr. Pittman: The City of Coppell is in the process of completing the design of a 12" water line that would loop the water supply along the northwest quadrant of the City of Coppell. The project begins at the intersection of Coppell Road and S.H. 121 and follows S.H. I21 right-of-way around to its intersection with Denton Tap Road. Because of some existing utilities within the TxDOT right-of-way immediately west of the Community Credit Union, we are in the process of exploring the possibility of obtaining a 15- foot utility easement from your property noted on the tax rolls as Tract 1.3 out of the Clarinda Squires Abstract 1327, page 155 (500 North Denton Tap Road). The property to the west of you, Magnolia Village, dedicated a 15-foot utility easement when they platted their property for the future construction of this water line. The 15-foot utility easement would be adjacent to the S.H. 121 right-of-way and typically contained with any required setbacks, landscaped areas, etc. once this property develops. If you are receptive to discussing the City of Coppell obtaining a 15-foot utility easement across the frontage of your property, adjacent to S.H. 121, please contact me and let me know.
