Dowdey, Anderson & Associates 5225 Village Creek Dr., Suite 200 Piano TX 75093 RE: ttidden Valley Estates Construction Plan Review Comments (second submiital) Dear Mr. Camthers: The City of Coppell Engineering Department has reviev, ed the referenced plans and has the following comments to offer: Plat - 1. Show comer clips as required for ADA accessible ramps at the locations indicated on the plans. Paving Plan & Profile - Sheet 1 - 1. Indicate with a note on the plans to reconstruct the curb and gutter and to repair the asphalt as necessary for thc inlet transnion in the existing Hidden Valley Drive to City of Coppell standards. 2. Show on the Paving Plan the ADA accessible ramps that are to be constructed with the paving. 3. The existing drive approach Ibr the lot that is entitled Phillips Addition 111, Lot 1 typically would not be allowed to cross the property line, however, in this case we have no choice but to alloxv it. I suggest you include something in the deeds for Lots 3 & 9 stating that the driveway is an existing condition and shall be allowed to cotmnue as such. It is in the public right-of- way, but is in front of'these adjacent lots. Sheet 2 - 1. Again, add the ramps to be constructed with pax ement. 2. The 4% slope at the eyebrow ntay cause an issue with ADA compliance. You may want to think about having a portion of that at 2% to comply with ADA rcgulations. Drainage Area Map - 1. You have increased the size of some of the inlels and relocated them, and they appear to pick up the water better than belbre. There may still be a small volume going down Hidden Valley Drive to the south that is unintended. If you feel it is correct and adequate, it is acceptable. Water & Sanitary Sewer Plan - 1. We show on as-built plans an existing valve at the end of the existing Hidden Valley Drive, please show that on your plans if it actually is there. That will allow the shutdown of water service to make the connection to the existing 6" waterline easier. 2. Water service to the Phillips Addition III, Lot l should be transferred to the new 8" waterline. 3. We request you send the easement documents, if prepared, for the portion of the waterline that previously went through to the Meadowcreek Road waterline. Grading Plans - 1. We have discussed this before and I think we have reached agreement, but let me reiterate - there are two lots in Northlake Woodlands, Section 6 that have driveways that back up to this wall. I suggest raising the wall 6" in the area of the driveway while ensuring that no drainage is blocked from those properties, or work with the homeowners to install a pre-cast wheel stop in those driveways. We would accept either of those options. Erosion Control Plans - 1. The City will need a copy of the executed NOI before the pre-construction meeting (with the permit application). Please make the necessary changes as indicated above. The City requires these marked-up plans and three sets of revised plans to be kept for its use. Submit the additional number of revised sets you need stamped for your use and contractor/subcontractor use. Contractors must have a stamped set of constmction drawings on the job site at ali times. At this point in order to proceed with permit issuance, ensure that all impact and inspection fees are paid. Construction inspection fees are calculated at 2% of contract cost for private work and 4% of contract cost for work in the public right-of-way. Page Three of the Constmction Development Permit form is a spreadsheet for your convenience in showing those costs, but you should also provide copies of the contracts showing the proposed costs.
