Dallas County Public Works 411 Elm Street Dallas, Texas 75202 Belt Line Road Project # ST 93-04 (between MacArthur Blvd. and Denton Tap Road) County Project #91-829 Dear Ms. Robinson: I apologize for the delay in getting you information on the status of the right-of-way. I had hoped by this time that I would have received my appraisal on the Billingsley property. Even after several conversations with our appraiser I still have not received the final report. Based on our prior conversations, it is my understanding that the City of Coppell will be acquiring Parcel 1-ROW, Parcel 3-ROW, Parcel 3-SE, Parcel 4-SE, Parcel 5-SE, Parcel 9-SE, Parcel 11-SE, Parcel 12-SE, Parcel 12-DE Temporary, Parcel 13-SE and Parcel 13-ROW. The following represents the status of that acquisition: · Parcel 1-ROW fi.om the Riverside Church of Christ has been acquired. Parcel 3-ROW & 3-SE information has been sent to the address for Cabot Industrial Properties LP provided by Dallas County in Boston, Massachusetts. No response has been received from that location. We have obtained the address of a local office for Cabot Industrial Properties and are in the process of making contact with that office. Parcel 4-SE information has been mailed to Kathy Ingle owner of Shake & Shingle. I have also spoken with Ms. Ingle several times and she has stated that the slope easement should be no problem. However, she has retained Hennessey Engineering to review the information. Parcel 5-SE information has been sent to Bill Thompson. Currently, the property is before our Development Review Committee for planning. Comments have been made that the slope easement will be required during the platting process. This should go through the Planning and Zoning and City Council process prior to the construction of the roadway. Parcels 9-SE, 13-SE, 13-ROW are required from DART. I have provided the information to Jan Seidner and have spoken with her. She has stated to me that she is reviewing the information and has been in contact with the County. DART will make a determination about all the necessary slope easements and right-of-way at one time concerning the project. As previously stated, on Parcel #11-SE, 12-SE, and 12-DE Temporary contact has not been made with Mr. Billingsley because the appraisal report has not yet been provided. Once I receive the appraisal report it will be forwarded to Mr. Billingsley immediately and follow-up contact will be made. I am very comfortable with the ability to acquire the necessary slope easements and right-of-way prior to beginning construction in the third quarter of year 2000, with the exception of the Billingsley property. I will have a better understanding of my ability to acquire those parcels once I have received the appraisal report and have had an opportunity to speak with Mr. Billingsley. As previously stated, DART will make will make their final determination at one time for the entire project. Again, I apologize for the length of time to reply to you concerning the stares of the right-of-way.
