The City has reviewed and accepted the language for the easements to be dedicated by separate instrument, however we will still require a copy of the filed documents prior to release of a permit on this project. Drainage Area calculations - l. I still do not see where the calculations were done for the 4' X 4' grate inlet within the TxDOT right-of-way. Again, TxDOT will have to sign off on the drainage calculations within their ROW. Utility Site Plan - 1. You need to locate a valve on the 8" fire line between the main and your detector check vault so that our water utility personnel can turn off that section of line if there is a problem within that detector check vault. 2. The plug at the end of this line needs to be an 8" plug (plan says 18"). 3. The square storm drain manhole is shown to be 5' on this plan, on the drainage sheets it is shown to be 6' and it should be 6'. Offsite Water Plan & Profile - 1. We will need the filed document for the proposed 20' utility easement prior to beginning construction of that line. Sanitary Sewer Plan & Profile - 1, Where you stub out for a future server to the west of this property, that could be constructed as a drop connection for future extension which would save some depth on that line. You would need to look at the topography of the adjacent property and determine how deep that line needed to be to accommodate the future development. 2 Storm Drain Line A Plan & Profile - 1. Construct some energy dissipaters along with the headwall at the end of the 48" line, as sketched on the plans. TxDOT Permit - We will need an executed permit from TxDOT for the construction to be done within their ROW. In order to obtain the permit, please submit the appropriate application to this office. We will sign offon it and submit it to TxDOT for final approval. Please make the necessary changes as indicated above. The City requires these marked-up plans and three sets of revised plans to be kept for its use. Submit the additional number of revised sets you need stamped for your use and contractor/subcontractor use. Contractors must have a stamped set of construction drawings on the job site at all times. In addition to these sets, provide two half-size sets for the use of TxDOT engineers. Send these sets to the City of Coppell with the filled-out permit form mentioned above and we will stamp and forward them to TxDOT. At this point in order to proceed with permit issuance, ensure that all impact and inspection fees are paid. Construction inspection fees are calculated at 2% of contract cost for private work and 4% of contract cost for work in the public right-of-way. Page Three of the Construction Development Permit form is a spreadsheet for your convenience in showing those costs, but you should also provide copies of the contracts showing the proposed costs.
