Dir. o(Engineering/Public Works 972/304-3686 COMMENT STATUS: ,/PRELIMINARY F!A~L REVISED AFTER P&Z Plat - 1. Provide 5' sidewalk/utility easement adjacent to north property line. Utilities Plan - 1. We need a fire hydrant onsite with location to be specified by the Fire Marshal. 2. Domestic and irrigation services need to be off the main waterline, not the fire line, with meters located in the public right-of-way or a utility easement. 3. A fire vault is needed on the fire line with a double detector check inside the vault. 4. I recommend an 8" waterline with a 6" branch to a hydrant onsite and a 6" branch to the building for sprinkler purposes. 5. An FDC connection should be made within 50' of the fire hydrant. 6. The drive~vay connection to Sandy Lake Road needs to be reconstructed with concrete; it is in substandard condition. Additional comments may be generated and a need for additional easements may be identified as a result of a detailed engineering review.
