Availability of City utilities for a tract of land on Sandy Lake Road approximately 1300 feet
east of SH 121 / Coppell, Texas
Dear Mr. Littleton:
This letter is written in response to a letter from Halff Associates concerning the availability of
utilities to this property. To the best of our knowledge, the utilities are as listed:
Water
There is currently a 12" water line in the east right-of-way of SH 121 and a 12" waterline in the
north right-of-way of Sandy Lake Road. The Design Engineer will need to evaluate these lines in
regard to available volume and pressure for this development. Additional fire hydrant protection for
this development will have to be in accordance with the City of Coppell Rules and Regulations and
as determined by the Fire Marshal. To tap the existing water lines will necessitate the payment of
water impact fees. The City of Coppell charges $280 per equivalent service unit. As a reference
point, an equivalent service unit for a 5/8" water meter is 1 service unit; a 1" water meter is 2.5
service units; and a 1 ½" water meter is 5 service units. If your meter sizes will be different from
those mentioned, please contact the Engineering Department to determine the equivalent service
unit for the size of your meter.
Sanitary Sewer
There is currently an 8" sewer line in the north right-of-way of Sandy Lake Road. This sewer line
flows east, then makes a turn to the north on the property adjacent to yours. From that point it
tums to the northeast and traverses the adjacent property. The owner of this property has
expressed a desire to develop the land, and would be relocating this sewer line. For that reason,
the City of Coppell would require that your proposed development tie into the sewer line within
the Sandy Lake Road right of way. The sewer impact fee will be assessed based on the size of the
domestic water meters for the proposed development. The impact fee is calculated in a similar
manner to the water impact fee assessment.
Storm Drainage
Storm drainage from this property generally drains to the northeast across the tract of land to the
north of your proposed development. The flow then enters stream D-l, which empties into
Denton Creek. Any increase in runoff, or any concentration of runoff will need to be conveyed
directly to an acceptable outfall. Concentration or increase of runoff will not be allowed onto
adjacent private property.
As always, in the development of your property the Design Engineer should determine whether the
utilities available to this site are adequate to serve the proposed development
