RE: 'Ferguson' Tract
Dear Mr. Crow:
This letter is written as a follow-up to our meeting on February 26, 2004 in which we discussed the
conceptual drainage design across a portion of the 'Ferguson' tract. Currently, drainage crosses
beneath Sandy Lake Road in a south to north direction discharging into an existing pond on the tract,
eventually overflowing the north and east banks of the pond, and disbursing in a northeasterly
direction. The preliminary drainage design, as submitted on February 26th, 2004, shows a partially
earthen channel adjacent to Sandy Lake Road running in a west to east direction to the east propcrty
line of the 'Ferguson' tract, and then turning in a northerly direction to a natural low point shared with
the property to the east.
The general characteristics of the earthen channel include: a 3:1 side slope; approximately an 8 foot
bottom; a retaining wall for a portion of the channel; erosion protection at the bends in the channel; and
an approximately 7:1 slope from the Sandy Lake Road right-of-way northerly to the beginning of the
drainage channel.
This conceptual drainage design will be allowed on this development with the following stipulation: A
Property Owners Agreement must be submitted to the City clearly showing that the maintenance
responsibility for this channel will be the property owners. This will include: mowing, any necessary
silt removal in the future, and any correction of erosion along the channel. This approval applies to the
conceptual schematics provided and stamped as received on February 26, 2004.
The City reserves the right to make normal engineering review comments when preliminary and final
plans are submitted for future development. This approval applies to the concept of an earthen channel
in lieu of storm drain systems comprised of box culverts and/or pipes.
