Box 478 Coppell, Texas 75019 Re: Proposal to provide Appraisal Services for Bethel Road I - ST 99-OS -City of Coppell, Texas -Property Owners: Walter Hogg -Parcel 3. Dear Mr. Griffin: Thank you for considering Evaluation Associates as your appraisal services provider. In response to your request, this letter serves as a statement of interest, and a professional services proposal and agreement related to the referenced project. Scope of Work Based on our understanding the project, our review of the plats which you have provided, and field inspection, it appears that there is one properly owner, with three types of land rights acquisitions, including the fee simple ROW, and two other easements to appraise for the referenced Pcl 3. The City needs, and Evaluation Associates will provide, a site specific appraisal report addressing all issues noted during the inspection and analysis. We customarily contact the owner to announce the fact that we are providing the City with appraisal services for the subject property. If this in not appropriate in this situation, please advise. It is not required that we contact the property owner. We do it as a courtesy. Report Format For Hogg (Pcl 3) the appraisal process will be Summary Format The report will be prepared as testimony in a Special Commissioners Hearing. Complete in Scope, and the report will be in if it will be used to support the expert witness Professional Fee and Additional Services The fee is based on the anticipated time required to perform the professional services. For the scope of services required for the project, the fee is anticipated to be in the range of $2,900 to $3,200 (not to exceed). Additional properties may be added at approximately the same implied per parcel fee. No additional fee would be anticipated to update the Pcl 3 report for a Special Commissioners Hearing, if scheduled in the next six months, as has been mentioned in our meeting. It is possible that some minor additional work may be required to prepare the Pcl 3 file for litigation. Additional Services related to expert witness preparation and testimony in invoiced at $150/hour. Professional Staff to be Assigned In addition to myself, other professional personnel that may be assigned to this project may include, Richard N. Baker, MAI, and/or other highly qualified professional staff. Contract Agreement If this letter satisfactorily states and outlines the services desired by the City of Coppell for this project, and is of adequate formality to use it as a contract, you may authorize our employment by signing one of the copies and returning a copy to us.
