This could be a plat or site plan approval. We can review this on a case specific basis if needed. We have this to ensure that there really is a development that will take place once all the vegetation has been removed and dirt has been moved. 2) A set of plans need to be provided that includes a grading plan and an erosion control plan. These are reviewed but the review typically takes only a couple of days. We perform the review of the grading to ensure that the work will not cause drainage problems either upstream or downstream. 3) An NOI must be provided. 4) The inspection fee must be paid. We access a 2% inspection fee on the value of the dirt work. We will calculate and collect the remaining inspection fees as the project moves forward. The rate is 4% for any public improvement (anything within an easement or in the right of way) and 2% for all private improvements (generally anything outside the footprint of the actual building / within the footprint of the building is inspected by building inspections and they access their own building permit fees). 5) The erosion control plan must be installed. Once the above items are complete we will issue an early grading permit. If you have any additional questions please let me know. Because of Torch's timeframe, we may need to start our dirtwork early (before we have our building permit set) to keep their interest and make their schedule. I know we put together a very thorough set of Civil drawings for our Site Plan Approval package. It would seem that all the grading and utility work is ready to go. Your thoughts? Albert ..... Can you quote us a 10" water meter instead of the 2" and 6". When we looked at this at another building, a 10" meter was required to allow the 60,000 gal/hr through the meter. Hopefully this will address the remainder. The water and sewer system is adequate to support your operation at the use of 60,000 gallons per hour and the discharge of 300,000 gallons per day. I had our consultant model our water system on the peak hour with 60,000 gallons and the peak day with 1,440,000 gallons. In both cases there was very little impact to the system. The cost of water is $2.60/1000 gallons and sewer is $1.80/1000 gallons. We charge the sewer based on the water use, with no cap. However, in situations where we have a large water user returning only a portion of the water back to the system, we recommend that they meter their sewer so they are only charged for the amount returned to the system. i've attached a portion of Article 11-15 of our Code of Ordinances that discusses allowable B.O.D. I would recommend that you visit www.municode.com <http://www.municode.com> to review the entire Adicle 11 of our Code of Ordinances entitled "Industrial Waste and Sewer Use Regulations". I have also attached an excel worksheet that shows preliminary fees. I had to make several assumptions: 1) 2" domestic and 2" irrigation meter; 2) a 6" meter for the additional water (this is shown as an additional irrigation meter because our program has no other place to note an additional meter not sure if a 6" is adequate it is a guess on my part); 3) I classified the use as "other industrial not specified" (if the use is "light industrial" only, then the roadway impact fee would be $159,000 not the $391,500 as shown - more information on the use is needed before we can make that determination).
