Simmons Survey, Abstract No. 1296, and being a portion of that certain called 1.0959 acre tract of land conveyed by CRESCENT REAL ESTATE EQUITIES LIMITED PARTNERSHIP, a Delaware limited partnership to the CITY OF COPPELL, TEXAS, a Municipal corporation by deed recorded in Volume 2003094, Page 00797, of the Deed Records of Dallas County, Texas, which 0.159 acre tract of land, more or less, is more particularly described as follows: COMMENCING at an "X" cut in concrete found for the Southwest corner of said 1.0959 acre tract, same being on the existing East right-of-way line of Freeport Parkway (Variable width right-of-way), from which a 1/2" iron rod found for the Northwest comer of Block 1 of Coppell Commerce Center Phase I Addition, an addition to the City of Coppell as recorded in Volume 81051, Page 3041, Plat Records, Dallas County, Texas, bears South 89° 40' 58" East, a distance of 10.98 feet; THENCE, North 00° 28' 04" West, along the said existing East right-of-way line of Freeport Parkway (Variable width right-of-way), common to the West line of said 1.0959 acre tract, a distance of 128.85 feet to a 5/8" iron rod with plastic cap stamped "Transystems Corporation" set on the proposed right-of-way line of Bethel Road and being the POINT OF BEGINNING; THENCE, North 00° 28' 04" West, continuing along said common existing East right-of- way line of Freeport Parkway (Variable width right-of-way) and said West line of said 1.0959 acre tract, a distance of 54.56 feet to the reconstructed Northwest corner of said 1.0959 acre tract, said reconstructed corner also lying on the existing South right-of-way line of Bethel Road (Variable width right-of-way); THENCE, North 89° 12' 07" East, departing said existing East right-of-way line of Freeport Parkway (Variable width right-of-way) and continuing along the said existing South right-of-way line of Bethel Road (Variable width right-of-way), a distance of 260.23 feet to a 5/8" iron rod with plastic cap stamped "Transystems Corporation" set on the said proposed right-of-way line of Bethel Road, said 5/8" iron rod with plastic cap stamped "Transystems Corporation" found, also being the Northeast corner of said 1.0959 acre tract and on a West line of Block 5 of said Coppell Commerce Center Phase I Addition, from which a 1/2" iron rod found bears North 08° 33' 28" West, a distance of 3.03 feet; Page 2 of 3 THENCE, South 00° 28' 04" East, departing said existing South right-of-way line of Bethel Road (Variable width right-of-way) and along the East line of said 1.0959 acre tract, common with the West line of said Block 5, a distance of 26.41 feet to a 5/8" iron rod with plastic cap stamped "Transystems Corporation" set on the said proposed right- of-way line of Bethel; THENCE, South 89° 55' 04" West, departing said East line of said 1.0957 acre tract and across said 1.0959 acre tract, a distance of 229.81 feet to a 5/8" iron rod with plastic cap stamped "Transystems Corporation" set on the said proposed right-of-way line of Bethel Road; THENCE, South 43° 48' 56" West, continuing across said 1.0959 acre tract, a distance of 43.58 feet to the POINT OF BEGINNING and containing 6927 square feet or 0.159 acre of land.
