Being 0.043 acre tract of land, more or less, situated in County of Dallas, State of Texas,
and being out of the James A. Simmons Survey, Abstract No. 1296, and being a portion
of that certain called 1.0959 acre tract of land conveyed by CRESCENT REAL ESTATE
EQUITIES LIMITED PARTNERSHIP, a Delaware limited partnership to the CITY OF
COPPELL, TEXAS, a Municipal corporation by deed recorded in Volume 2003094,
Page 00797, of the Deed Records of Dallas County, Texas, which 0.043 acre tract of
land, more or less, is more particularly described as follows:
BEGINNING, at a 5/8" iron rod with plastic cap stamped "Transystems Corporation"
found at the intersection of the proposed South right-of-way line of Bethel Road and the
existing East right-of-way line of Freeport Parkway (Variable width right-of-way), from
which a "X" cut found for the Southwest corner of said 1.0959 acre tract bears South 00°
28' 04" East, a distance of 128.85 feet;
THENCE, North 43° 48' 56" East, departing said existing East right-of-way line of
Freeport Parkway (Variable width right-of-way) and continuing along said proposed
South right-of-way line of Bethel Road, a distance of 43.58 feet to a 5/8" iron rod with
plastic cap stamped "Transystems Corporation" found for corner of said proposed South
right-of-way line of Bethel Road;
THENCE, North 89° 55' 04" East, continuing along said proposed South right-of-way
line of Bethel Road, a distance of 116.19 feet to a point for the proposed Temporary
Construction Easement;
THENCE, South 00° 28' 04" East, departing said proposed South right-of-way line of
Bethel Road and across said 1.0959 acre tract, a distancc of 10.00 feet to a point for the
proposed Temporary Construction Easement;
THENCE, South 89° 55' 04" West, continuing across said 1.0959 acre tract, a distance of
112.00 feet to a point for the proposed Temporary Construction Easement;
THENCE, South 43° 48' 56" West, continuing across said 1.0959 acre tract, a distance of
35.25 feet to a point for the proposed Temporary Construction Easement;
THENCE, South 00° 28' 04" West, continuing across said 1.0959 acre tract, a distance
of 30.00 feet to a point for the proposed Temporary Construction Easement;
THENCE, South 89° 55' 04" West, continuing across said 1.0959 acre tract, a distance of
10.00 feet to a point for the proposed Temporary Construction Easement, same being on

the common said existing East right-of-way line of Freeport Parkway (Variable width
right-of-way) and the West line of said 1.0959 acre tract;
THENCE, North 00° 28' 04" West, along the said common existing East right-of-way
line of Freeport Parkway (Variable width right-of-way) and the West line of said 1.0959
acre tract, a distance of 34.00 feet to the POINT OF BEGINNING and containing 1855
square feet or 0.043 acre tract of land.
