Box 518 Coppell, Texas 75019 October 6, 2003 RE: Bethel Road 1 / Project # ST 99-05 Parcel 8 - Right-of-Way Parcel 8E -Temporary Construction Easement Parcel 8El - Drainage Easement Dear Mr. Williams: This letter is a follow-up to my September 11, 2003 letter concerning the acquisition of right-of-way from your property located along Bethel Road. Minyard Food Stores, Inc., is owner of what is shown as Parcel 8 on the construction plans for the Bethel Road improvements. In order to construct the improvements, it will be necessary to acquire right-of-way, a drainage easemen;., and a temporary construction easement from Parcel 8. The right-of-way and the temporary construction easements are contiguous with the right-of-way along the north property line. The variable width drainage easement is along the south line of the existing drainage easement. The City of Coppell is offering $2.00 per square foot for the permanent right-of-way, $1.00 per square foot for the drainage easement, and $0.50 per square foot for the temporary construction easement. Drainage easements permanently encumber the property and are typically acquired at one-half the value of right-of- way. Temporary construction easements are typically acquired at one-fourth the value of right-of-way. These easements are not filed with Dallas County and will expire upon completion of the prqject by the City. This letter constitutes an offer from the City of Coppell for the acquisition of the right-of-way, the draiuage easement, and temporary construction easement as follows: 1. Acquisition of permanent right-of-way at $2.00/sq. ft. x 3,256 sq. ft. 2. Acquisition of drainage easement at $1.00/sq. ft. x 1,745 sq. ft. 3. Acquisition of temporary construction easement at $0.50/sq. ft. x 13,780 sq. ft. $ 6,512.00 $1,745.50 $ 6,890.00 Total $15,147.50 Construction is scheduled to start in April 2004 and we need to acquire the necessary right-of-way as soou as possible. Enclosed are copies of the right-of-way, drainage easement, and temporm'y construction easement documents. If the above ofl~r is acceptable, please sign below and return to this office. Once the letter is received, the process for payment of the $15,1475.50 can start.
