KNOW ALL MEN BY THESE PRESENTS
THAT, GULF UNITED INDUSTR1ES~ INC., known herein as GRANTOR, in
consideration of the sum of Ten and No/100 Dollars ($10.00) and other good and valuable
consideration paid by the City of Coppell, Texas, a municipal corporation of Dallas County,
Texas, receipt of which is hereby acknowledged, does hereby grant, bargain, and convey to said
City (GRANTEE), it successors and assigns, a permanent right-of-way and the right to construct,
reconstruct and perpetually maintain a public street and/or drainage facilities and utilities, together
with all necessary appurtenances thereto, and with the right and privilege at any and all times, to
enter said permanent right-of-way, or any part thereof, as is necessary to the proper use of any other
right granted herein, and for the purpose of constructing, reconstructing and maintaining said public
street and/or drainage facilities and utilities, and for making connections therewith, in, upon and
across said permanent right-of-way.
Said easement strip being described in Exhibits "A" and "B" (Parcel 5) attached hereto and
made a part hereof for all purposes.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns for
the purposes aforesaid, the premises above described.

RIGHT-OF-WAY DEDICATION
GULF BEARING, INC. PROPERTY
Being 0.011 acre tract of land, more or less, situated in County of Dallas, State of Texas,
and being out of the S.A. & M.G. RR Survey, Abstract No. 1439, and being portion of
that certain 11.1770 acre tract of land conveyed by Criterion Productions, Inc., a Texas
corporation to Gulf Bearing, Inc., a Delaware corporation by deed recorded in Volume
94189, Page 00036, of the Deed Records of Dallas County, Texas, and being a portion of
Gulf United Industries Addition, an addition to the City of Coppell, Texas as recorded in
Volume 95054, Page 4906, Plat Records, Dallas County, Texas, which 0.011 acre tract of
land, is more particularly described as follows:
COMMENCING, at a V2" iron rod found in the existing West right-of-way line of Royal
Lane (100 foot right-of-way), said 1/2 inch iron rod also lying on the East line of said
11.1770 acre tract;
THENCE, South 00° 30' 38" East, continuing along the said common existing West
right-of-way line of Royal Lane and the East line of said 11. 1770 acre tract, a distance of
37.82 feet to a 5/8" iron rod with plastic cap stamped "Transystems Corporation" set for
the North corner of a proposed corner clip of Bethel Road, same being the POINT OF
BEGINNING;
THENCE, South 00° 30' 38" East, continuing along the said common existing West
right-of-way line of Royal Lane and the East line of said 11.1770 acre tract, a distance of
30.32 feet to the North line of a 12 foot right-of-way dedication for Bethel Road per said
plat, from which a 1/2" iron rod found for the original Southeast corner of said Gulf United
Industries Addition bears South 00° 30' 38" East, a distance of 12.00 feet;
THENCE, South 89° 11' 17" West, along the said dedicated North right-of-way line of
Bethel Road, a distance of 30.22 feet to a 5/8" iron rod with plastic cap stamped
"Transystems Corporation" set for the West corner of said proposed comer clip of Bethel
Road;
THENCE, North 44° 14' 41" East, across said 11.1770 acre tract, a distance of 42.92 feet
to the POINT OF BEGINNING and containing 458 square feet or 0.011 acre of land.
