Being 0.013 acre tract of land, more or less, situated in County of Dallas, State of Texas,
and being out of the William K. Payne Survey, Abstract No. 1140, and being a portion of
that certain 60.00 acre tract of land conveyed by Jeff. D. Thweatt to R. Lee Thweatt by
deed recorded in Volume 439, Page 206, of the Deed Records of Dallas County, Texas,
which 0.013 acre tract of land, more or less, is more particularly described as follows:
COMMENCING at a 5/8 inch iron rod found at the intersection of the West line of said
William K. Payne Survey and North line of a 159.788 acre tract of land to Fello~vship of
Las Colinas by deed recorded in Volume 94091, Page 01680, of the Deed Records of
Dallas County, Texas;
IHENCE, South 00° 43' 28" East, along the common West survey line of said William
K. Payne Survey and the East line of the J. Gibson Survey, Abstract No. 586, a distance
of 433.83 feet to a 5/8 inch iron rod with plastic cap stamped "Transystems Corporation"
set in the proposed North right-of-way line of Bethel Road and the POINT OF
BEGINNING;
THENCE, North 89° 30' 34" East, departing said common survey line and across said
60.00 acre tract, a distance of 16.67 feet to a 5/8" iron rod with plastic cap stamped
"Transystems Corporation" set for corner of said proposed North right-of-way line of
Bethel Road and being in the West line ofa 11.6258 acre tract of land to Walter Hogg
Partners, a Texas General Partnership, by deed recorded in Volume 90085, Page 1687, of
the Deed Records of Dallas County, Texas;
THENCE, South 00° 43' 28" East, along the West line of said called 11.6258 acre tract, a
distance of 33.64 feet to the reconstructed Southwest corner of said called 11.6258 acre
tract, said corner also being in the existing North right of way line of Bethel Rd.;
THENCE, South 890 44' 24" West, along the common said existing North right of way
line of Bethel Rd. and the South line of said called 60.00 acre tract, a distance of 16.67
feet to a 1/2 inch iron rod found at the intersection of said existing North line of Bethel
Rd. and the said common William K. Payne and J. Gibson survey line;
THENCE, North 00° 43' 28" West, departing said North right of way line of Bethel Rd.
and along said common William K. Payne and J. Gibson survey line, a distance of 33.57
feet to the POINT OF BEGINNING and containing 560.205 square feet or 0.013 acre of
land
