Parcel 1E -Temporary Construction Easement
Dear Sir:
The City of Coppell is currently working with the engineering finn of TranSystems Corporation
to design Bethel Road 1, from the west City limits to Freeport Parkway. The project consists of
the widening of the existing two-lane asphalt roadway to a four-lane divided roadway with
improved drainage. The project is tn the final design phase and the City is tn the process of
acqmring the right-of-way and easements necessary to construct the project. There are ten right-
of-way parcels, three slope easements, and fifteen temporary construction easements to be
acquired within the project limits. It will be necessary to acquire right-of-way and a 10- to 15-
foot temporary construction easement on property that is owned by the Fellowship of Las
Colinas. A minimum right-of-way width of 90 feet is required for a four-lane divided roadway.
The existing right-of-way in the vicimty of your property is 45 to 50 feet. The temporary
construction easement will provide the contractor with sufficient work area to construct the
roadway. The temporary construction easement is not filed with Dallas County, so there will not
be a permanent encumbrance on your property associated with this easement.
With this letter I am providing a copy of the right-of-way and temporary construction eascmcnt
documents necessary for the construction of Bethel Road I. Please rewew the enclosed
documents and let me know' if you have any questions or if you wish to wew thc construction
plans. Franchise utility relocations have started and more will bcg~n once all of the right-of-way
is acquired. It is anticipated that construction will begin in April 2004.
